Job DescriptionSterling Bay is looking for a professional and goal-oriented candidate to fillthe role of Assistant Property Manager. The ideal candidate will have 3+ yearswith a background in Commercial Real Estate. This role will assist and work withthe Senior Property Manager in the management of a portfolio of properties inaccordance with the terms of property management agreements. The individual willdemonstrate regular use of judgement and discretion to solve problems and/orresolve issues, serve as tenant liaison in the building, and maintain anelevated level of tenant satisfaction.This position requires strong time management and communication skills, as wellas a positive attitude and a client-oriented work ethic. Candidatesshould demonstrate the following characteristics and be prepared for thefollowing responsibilities:Responsibilities * Ability to multitask and prioritize responsibilities in the day to day oversight of multiple properties * Act as a contact with ownership representatives to ensure that objectives are being met. Prepares and delivers timely, accurate and complete reports * Execute all areas defined as part of the Property Manager job description, in the absence of the Property Manager * Prepare portions of the monthly financial reports and annual budgets * Regularly inspect tenant space, common areas, base building areas and grounds to ensure high level of maintenance, regularly interface with internal staff and vendors to maintain highest standards * Participate in the performance oversight of all service contractors performing building services to include tracking and approving invoices. * Prepare, recommend and/or authorize vendor contracts and purchase orders as appropriate * Oversee tenant requests for work orders, to include obtaining estimates, providing proposals, submitting work orders, and invoicing tenants * Coordinate tenant events, Fire/Life Safety procedures, and move-in’s/move-out’s * Ensure all property files are prepared and maintained in orderly and logical manner, including leases and contractsQualifications * Bachelor’s degree in Business Administration or related discipline * 3+ years of real estate property management or related experience * Ability to pursue RPA or CPM professional designations * Working knowledge and understanding of lease terms, operating costs, and budgeting and related responsibilities * Basic understanding of computer software programs and base building systems * Proven record of providing excellent internal and external customer service * The qualified candidate will be detail oriented, have strong organizational skills, be able to handle multiple projects simultaneously, extremely professional, and customer service oriented
