JOB DUTIES AND RESPONSIBILITIES
* Monitors buildings and grounds to ensure a neat and clean appearance and environment.
* Provide direction and leadership to associates in the maintenance department.
* Conducts site surveys to determine effectiveness of maintenance department.
* Establishes and coordinates a preventative maintenance program for the building and its fixtures on a monthly basis.
* Prepares and submits any needed documentation or reports required for federal, state, or local regulatory agencies regarding use and disposal of chemical cleaning agents.
* Provides courteous guest service by responding promptly and efficiently to inquiries, requests, and complaints.
* Make recommendation regarding maintenance budget and manages expenses within approved budget constraints.
* Manage the human resource function in all areas of maintenance in order to attract, retain, and motivate associates: hire, develop, empower, coach and counsel, conduct performance reviews, resolve problems, and provide open communication for all associates.
* Schedules associates in accordance with forecasted occupancy; adjusts staffing as necessary for sudden changes in business levels.
* Maintains information and communication sources to include log book, and other forms of communication.
* Lead in developing emergency action plans, and coordinate with other departments to implement plans.
EDUCATION AND EXPERIENCE
* Minimum of High School education, post-high school education preferred
* Minimum of five (5) years in Maintenance leadership position, preferably within hotels
* Preferred but not necessary: Two (2) years of college or trade school equivalent in a mechanical, electrical, and/or technical disciplines
* Certified pool operator certification preferred
KNOWLEDGE, SKILLS AND ABILITIES
* Basic math skills
* Ability to communicate effectively verbally and in writing
* Strong leadership skills
* Ability to exceed expectations of guests and team members
* Excellent time management skills
* Strong Microsoft Office skills (Word and Excel--Outlook a plus)
* Detail oriented; strives for excellence in all assignments
