The Commercial/Light Industrial Conceptual Estimator's primary responsibility is to assemble and analyze data for various construction methods to complete comprehensive project estimates and associated documentation, adhering to Pre-Construction processes. This role requires examining problems from multiple viewpoints and making sound decisions promptly. The position reports to the PCS Manager.

- Lead and collaborate with project team members, including engineers, architects, third-party consultants, and subcontractors.
- Discuss projects with team members to identify issues and propose/implement solutions.
- Choose and identify subcontractors, defining their responsibilities for each project.
- Develop and maintain relationships with key subcontractors and suppliers.
- Maintain positive communication with project team members and clients.
- Review municipal and permitting requirements to determine their impact on project schedules and budgets.
- Report project progress and budget to the PCS Manager.
- Participate in Pre-Construction meetings and contribute to project strategy.
- Prepare preliminary costing information to determine project feasibility.
- Prepare quality takeoffs, budgets, and cost estimates.
- Review drawings and specifications to ensure compliance with budget and design intent.
- Review all project documents for completeness and accuracy.
- Develop bid scopes for trade packages and evaluate subcontractor proposals for compliance.
- Present schedules, budgets, and scopes of work to the internal team.
- Assist in presentations to external customers.
- Provide value engineering options throughout budgeting efforts.
- Develop Pre-Construction schedules and monitor progress using scheduling software (MS Project).
- Stay current with industry trends and pricing.
- Write subcontracts and purchase orders during the Pre-Construction phase.
- Assist Project Managers in the final selection of suppliers and subcontractors.
- Maintain and update historical databases.
- Attend company and industry events, including meetings, trainings, and workshops.
- Promote and contribute to maintaining company culture.
- Must have 3+ years experience specific to Design Builds
- Must have extensive experience in Design Build
- Strong organizational and planning skills.
- Excellent written and oral communication skills with effective listening abilities.
- Ability to analyze problems and make sound decisions in a timely manner based on objectives, risks, implications, and costs.
- Well-developed interpersonal skills with the ability to work well with diverse personalities.
- Demonstrated leadership ability to direct subcontractors and suppliers.
- Passion for client success.
- College degree preferred but not required, with a desirable concentration in construction management or a related field.
- Minimum of 3 years of successful estimating experience with a reputable commercial contractor.
