General Position Summary:
The Estimator is responsible for overseeing the bid and estimating process. This position may interact on multiple mid-sized to large-scale projects. The position requires strong time management, communication, and client service skills. Estimators must aggressively follow up with subcontractors to ensure that bids are received. Estimators also work with the Project Management teams to follow up on bids and budgets through the closing of a project. It relies on experience and judgment to plan and accomplish goals. Performs a variety of tasks.
General Responsibilities:
- Expected to produce Budgets and Estimates that are accurate, detailed, and within the allotted time frame allowed
- Has the knowledge and experience to identify where a project’s cost may be atypical. Able to develop a plan to get the project’s cost aligned with what would have been expected for the product type. Track and document suggestions with the Owner and Architect to eliminate deviation later in the design process.
- Understanding the current market can explain why certain costs may be different than expected.
- Perform conceptual estimating on civil, architectural, and structural portions of projects (total project volume: $10k to $100mm with a typical project range of $20mm to $75mm)
- Expected to coordinate projects currently being worked on to ensure adequate sub participation and that reviews and presentations are appropriately planned, prepared for, and presented.
- Prepare Cost Revision Logs (CRL), including associated pricing of potential cost savings ideas.
- Expected to take the lead on projects, including presentations to Owners and Architects
- Act as a liaison between the owner, architects, subcontractors, and the company
- Produce quantitative surveys and accurate pricing for a project from its early inception through an acceptable working budget, GMP, or Lump Sum Price
- Coordinate project documents for the GMP and Lump Sum Bid project delivery methods
- Responsible for outlining clarifications and qualifications within an estimate
- Provide backup for estimates to be used during analysis and review
- Secure and contact sources for cost estimates for all specialty items
- Identify indirect costs and General Condition items within the estimate
- Learn and apply knowledge of unit prices and the material/labor component (Take detailed notes that can be referenced later)
- Establish and maintain relationships with subcontractors and suppliers to ensure competitive pricing. Update vendor database as needed
- Structural Concrete: ability to provide detailed estimates, which include workforce production estimates, material estimates, subcontractor, and vendor estimates. Ongoing change order estimating support throughout the project duration.
- Compile complete estimate/bid package breakdown based on input from others
- Establishes estimating protocols for specific types of documentation
- Shows creativity and resourcefulness to gain better pricing from subcontractors and greater subcontractor participation
- Submits 100% of bids and budgets by the bid deadline – no exceptions. Allow sufficient time for the review and modifications
- Enters all relevant information into Foundation Software
- Attends site visits for bidding purposes
- Helps to build project-specific items in scope sheets
- Receives and organizes bids/budgets during estimate milestones for access by estimating team
- Quantity takeoffs: Bluebeam takeoff systems (relevant experience with On-Screen takeoff is applicable)
- Ability to navigate complex excel modules for estimating (relevant experience with Sage software is applicable)
- Review construction documents for completeness and constructability
- Enhanced blueprint reading and computer skills in Microsoft Office 365, Microsoft Project, Procore, Bluebeam, Smartsheet, Zoom, Revit, Building Connected, and Assemble
- Basic skills in Foundation Accounting (or similar construction accounting program)
- Ability to always maintain discretion and confidentiality

- Ability to proficiently navigate within 3D modeling software to aid in estimating
- The ability to manage multiple estimates simultaneously
- Assists Senior Estimators as needed
- Demonstrated ability to build active team participation team trust and strengthen positive interactions
- Demonstrated ability to adapt personal communication style to suit the target audience and situation, including highly effective presentations clear and concise writing on complex and sensitive topics.
- Develops working knowledge of which trade partners are prequalified, which scopes of work they perform, and how to organize them for various projects and teams
- Prepares project bid lists, updates contacts, organizes content and ensures we have the right subcontractor for the project

- Organizes plans, specifications, and instructions to bidders/front end documents, etc. for distribution to trade partners and suppliers
- Timely and responsive communication via phone calls, email, and text messages is critical to this position
- Perform detailed reviews of civil, architectural, and structural subcontractor’s scope before presenting to Senior Estimator. Review Estimator-1 and two’s bids and provide comments. Obtain and offer unit pricing data from historical pricing, budgets, and/or subcontractor input. Continue to learn these prices and scopes to develop your knowledge and ability to assist in OAC meetings
- Supports project team and/or Senior Estimator in trade partner outreach processes, both MWESB/COBID, and others, including making phone calls, helping trade partners with their takeoffs and understanding documents, issuing project communications, issuing invitations to bid and budget, and associated follow-up
- Helps maintain current, accurate information on prices from suppliers and contractors through direct contact and written materials
- Review drawings with Project Managers and Superintendents team to highlight areas of concern
- Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded
- Business Development: Develops relationships with architects, construction managers, ownership teams, brokers and property managers and can close deals
- Maintains subcontractor database
- Create system description narrative for conceptual estimates, either in the comments sections or via a full narrative document
- BS or MS degree in – Construction Management, Engineering, Architecture or equivalent, or equivalent experience
- Minimum of 6 to 10 years relevant experience
- Or equivalent combination of education and experience
- Up to $190,000/year depending on skills and experience.
- Annual Bonus based on performance and objectives
