Construction Project Manager/Estimator for leading Specialty Contractor - KHS&S Contractors

SUMMARY
The Project Manager manages large complex projects from beginning to completion with an emphasis on cost effectiveness and customer service. Works independently in situations that are fast-paced with frequent deadlines, constant interruptions and changing priorities. Responsible for working independently to plan, direct and coordinate activities of designated projects to ensure that goals or objectives of projects are accomplished within prescribed time frame and budget. Is fully proficient in most of the essential functions of the position.

ESSENTIAL DUTIES AND RESPONSIBILITIES

For various projects, you are responsible for the successful construction and completion of every job, to the absolute satisfaction of all of our customers.
• Monitor actual labor time expended on projects quoted to ensure up-to-date knowledge of time requirements for various installation conditions and products.
• Perform special analysis and/or planning (site verification, phasing of product for order entry, etc.)
• Review Scope of Services & project description to provide required detailed information & special requirements for the work orders to ensure clarity and understanding for lead installation personnel.
• Develop detailed work plans that provide loading requirements per the installation schedule, material handling, logistical plans, loading requirements & identification of potential issues & problem areas.
• Arrange all special equipment project requirements (lifts/lulls, special elevator scheduling, building security requirements, etc.) for work order packets.
• Provide technical review of specifications upon request.
• Attend client project/construction meetings upon request to coordinate furniture installation activities with the activities and requirements of the contractor, client, and building management parties.
• Perform pre-installation site inspections as required.
• Facilitate changes to scope of work and obtain approved change orders as needed.
• Oversee installation phases of project. Inspect quality of workmanship and ensure conformance to installation plans and installation standards.
• Confer with project personnel to provide technical advice and to resolve problems.
• Conduct final walk-through with client representative at completion of project.
• Knowledge of General Trades is also required as well as the ability to perform visits to construction sites.

REQUIREMENTS

Computer skills, including the ability to create Excel and Word documents are required as well as experience in using estimating software (OST/Quick Bid), scheduling programs (Microsoft Project/Primavera) and construction management tools (Procore/Field Wire).

OSHA 30 and General Safety Requirement training are beneficial.

SUPERVISORY RESPONSIBILITIES

Directs and coordinates actions of multiple supporting positions within the project team.
