Description
As the Contact Center Operator within the Property Technical Operations and Data Centers, you will operate all portfolio wide Building Automation (BMS) and Energy Management (EMS) Control Systems used to support the Property team. Responding to customer demands, assisting in provision of highly focused Facilities Management service and ensure business continuity is maintained within the scope of Service Level Agreements. You will be responsible for assistance with immediate action in emergency’s to reinstate failed systems and/or critical pieces of equipment. Carrying out control system monitoring and technical operational adjustments as required to support the business and meet the required operating standard. You will be part of a technical team, which supports all critical infrastructure and Data Centers, as well as all facility systems across the portfolio. This role will contribute to the continuous improvement process of the Property Technical Operations and Data Center team.
Primary responsibilities include
+ Application of policy and property standards to support business objectives.
+ Operate and support implementation of the facility management strategy for the portfolio.
+ Adherence to technical standards/best practices and policies.
+ Compile and maintain records of operations as required by statute and/or best practice.
+ Support and ensure site drawings and operation/maintenance manuals are kept up to date and align to BMS/EMS screens.
+ Contribute to the continuous improvement process.
+ Identify issues for development and contribute to solutions.
+ Be proficient in the functionality of the BMS/EMS and understand the sequences required for proper building, equipment and system operations.
+ Support and help create and maintain all critical and operational SOPs for site specific equipment and systems.
+ Carry out risk assessments and implement risk reduction measures.
+ Work with the team to develop, implement and ensure compliance with site Health & Safety, Risk Assessments and procedures. Support the implementation of Property strategy and Environmental Policy.
+ Provide regular status updating including; Daily Reporting, Weekly Reporting, Monthly. Reporting and appropriate escalation and management of incidents and reporting.
+ Support contract activity on site, align with work methods to ensure safe and will not impact on the business operation.
+ Support and practice site emergency procedures at regular intervals through BMS/EMS.
+ Communicates out all priority incidents per policy and procedure set forth. Completes incident reports as required for all high priority incidents within the CMMS.
+ Completes, per shift, the required and necessary rounds of all sites within the BMS/EMS at the control center.
+ Support all team personnel as they perform maintenance and repairs to all mechanical equipment and systems, by rotating equipment and placing equipment and systems in proper status for maintenance and operation.
+ Use technical knowledge to carryout control operation routines and virtual tours of the BMS, to ensure portfolio facilities operate to optimum performance. Feedback results into Computerized Maintenance Management System (CMMS), which is 360 Facility, and produce work order management reports when required.
+ Manage the 7x24 monitoring of all portfolio wide Building Automation and Energy Management Control Systems used to support the Americas Property team.
+ Carry out virtual checks on plants, monitor and report on plant performance.
+ Carry out front line fault diagnosis on plant and systems, report as required to field technicians and/or front line management for repair and/or resolution.
+ Operate and maintain site documentation, shift logs, stores documentation, maintenance records etc.
+ Conduct virtual building tours, maintain equipment loss, and report deficiencies for corrective action as needed.
Qualifications, Education, Certifications and/or Other Professional Credentials
+ Minimum 5 years of practical experience in Building Services / Facilities
+ BMS experience: Automated Logic Control systems preferred
+ CMMS experience; 360 Facility preferred
+ Aptitude for Technology / IT Literate
+ MS Office proficiency
+ Well developed organizational and interpersonal skills
+ Superb attention to detail
+ High School Degree / GED required, Associates / Bachelor Degree preferred
+ RI Refrigeration License, Electrical License, HVAC Certification preferred
Hours & Work Schedule
+ Hours per Week: 40
+ Work Schedule: This is an 8 hour (8:00am – 4:30pm) per workday position Monday through Friday. Additionally, the position will be responsible for periodically filling in the 7am to 7pm or 7pm to 7am shift, which may include weekends, as needed.
