About the Job
The incumbent will serve as a supervisor to the Physical Plant Maintenance/Trades Foreman. They will plan, direct and oversee maintenance and repairs to facilities and grounds ensuring they are up to code and safe, utilize systems for ordering needs, operate large equipment, delegate work to their subordinates, and provide support to the Division for daily operation. Provide technical assistance to subordinates regarding complex projects, work with vendors regarding repairs/quotes, oversee and maintain the warehouse, and other duties as assigned within their work scope.

- Directs comprehensive building maintenance and repair programs.
- Analyzes maintenance and other project cost of performance, recommends and/or institutes changes to reduce costs where indicated.
- Provides recommendations and work plans in difficult complex projects and provides technical assistance to subordinate supervisory personnel.
- Inspects building and grounds for hazards; takes corrective action to remedy the situation and maintain energy management and preventative maintenance programs.
- Advises administrative supervisor of essential major additions, alterations and replacement of mechanical facilities consistent with needed services.
- Estimates operational costs, schedules needs and budgetary allowances, consults with professional and technical personnel regarding specific projects.
- Supervises selection, training, promotion and discipline of employees.
- Maintains building and plot plans, operational and maintenance design, interprets drafts and writes and reviews specification files for planning and control, and writes reports.
- Directs a program of grounds care and upkeep.
JOB REQUIREMENTS for Physical Plant Maintenance Superintendent I
Applicants must have education, training and/or experience demonstrating competence in each of the following areas:
- Three years experience in estimating cost, time and materials for projects.
- Three years experience in performing work in a variety of trades fields such as plumbing, carpentry, painting or HVAC.
- Six months experience in planning, directing and implementing maintenance and preventative maintenance programs involving all aspects of trades fields such as plumbing, carpentry, painting or HVAC.
- Six months experience in interpreting safety and building codes, laws, rules, regulations, policies and procedures.
- Six months experience in interpreting blueprints, schematics or technical drawings.
- Six months experience in staff supervision which includes planning, assigning, reviewing, and evaluating the work of others.
- Possession of a valid Driver's License (not suspended, revoked or cancelled, or disqualified from driving).
