As the Maintenance Director, you will play a vital role in ensuring the overall functionality and safety of our facility. Your primary responsibility will be to oversee and coordinate all maintenance activities, ensuring their timely completion while maintaining compliance with all applicable regulations and safety standards.
Responsibilities:
1. Maintenance Management: Oversee the day-to-day operations of the maintenance department, including managing staff, assigning tasks, and monitoring progress to ensure all work is completed efficiently and effectively.
2. Preventive Maintenance: Develop and implement a comprehensive preventive maintenance program for all equipment and systems, including heating, ventilation, and air conditioning (HVAC), electrical, plumbing, and mechanical, to minimize downtime and repair costs.
3. Repairs and Upgrades: Coordinate and execute repairs, upgrades, and renovations as needed, ensuring high-quality workmanship and adherence to budget constraints.
4. Safety and Compliance: Maintain a safe and compliant environment by ensuring that all maintenance activities and projects adhere to relevant regulations, codes, and guidelines.
5. Budgeting and Asset Management: Assist in developing and managing the annual maintenance budget, tracking expenses, and sourcing cost-effective solutions for equipment and supplies.
6. Vendor Relationships: Build and maintain relationships with external contractors, suppliers, and service providers, ensuring prompt and reliable services are delivered whenever needed.
Qualifications:
- High school diploma or equivalent; technical or trade certifications highly preferred
- Proven experience in maintenance management, preferably in a healthcare or senior living setting
- Strong knowledge of building systems, codes, and regulations
- Excellent problem-solving and decision-making skills
- Exceptional organizational and time management abilities
- Effective communication and interpersonal skills
- Proficiency in computer systems and software
