FLSA Status: Exempt JOB TITLE: Director of maintenance
Department: Maintenance
Reports To: Administrator
Supervises: Maintenance Assistant
This job description, defining qualifications, primary (essential) and secondary (non-essential) functions, responsibilities and duties, is intended as a guideline for the employee and manager. The duties listed here are not considered to be all inclusive. The employee in this position performs these and other duties as required, although not listed, which may be assigned by his supervisor or facility Administrator/designee.
ESSENTIAL FUNCTIONS:
Assumes responsibility for all aspects of building upkeep including the inside and outside environment.
Assumes responsibility for ordering, receiving and checking invoices for all maintenance supplies.
Maintains the maintenance check lists for repairs and cleaning.
On a weekly basis, reviews maintenance checklists and performs all required functions for the following systems:
1. Heating, air conditioning and ventilation systems.
a. Performs minor repairs
b. Reviews maintenance contracts on an on-going basis to ensure proper maintenance coverage
c. Contacts appropriate services immediately if needed to perform repairs
2. Smoke detectors and fire panels.
a. Reviews yearly contract to ensure quarterly inspection
3. Generator system.
a. Tests generator systems weekly and maintains log
b. Tests generator under full load monthly and document log
c. Reviews yearly contract to ensure inspection twice a year
4. Sprinkler system
a. Checks pressure readings weekly to maintain log
b. Reviews yearly contract to ensure quarterly inspection
5. Elevator system
a. Reviews yearly contract to ensure monthly inspection and maintenance
6. Plumbing system
a. Performs minor repairs
b. Contracts out for major repairs
7. Electrical system
a. Performs minor repairs
b. Contracts out for major repairs
8. Patient Call Light system
a. Performs minor repairs
b. Arranges for major repairs
9. Phone system
a. Performs minor repairs
b. Reviews yearly phone maintenance contract
c. Arranges for major repairs and changes
d. Purchases pagers when required.
10. Washer and Dryer machines
a. Performs weekly cleaning maintenance on checklist
b. Performs minor repairs
c. Arranges for major repairs when required
Polices outside ground for debris and disposes appropriately.
Shovels and maintains outside walkways.
Evaluates food service department equipment for proper working order; cleans them as necessary; and arranges for major repairs.
Maintains adequate pest control program within the facility.
Assumes responsibility for the upkeep and repairs to patient areas:
1. Lighting
2. Handrails
3. Door handles
4. Furniture
5. Beds and mattresses
6. Call cords
7. Floors
8. Bathroom fixtures
9. Trash receptacles
10.Televisions
11.Patients' personal items
12.Wheelchairs, gerichairs, and walkers
13.Walls and wallpaper
14.Ceiling tiles
15.Windows and screens
Assumes responsibility for the upkeep of the physical building and the outside environment:
1. Roof-spot patches for leaks or calls contractor to make repairs
2. Fences-repairs or replaces
3. Patio Area-ensures that it is clean and attractive
4. Outside lighting-periodic checks for full lighting and follows up with local electric company
or changes bulb when appropriate
5. Trash-picks up daily around yard
6. Lawns-supervises trimming and watering
7. Bushes-supervises trimming and weeding beds
8. Walkways and entrances-ensures they are free of obstacles and snow/ice
9. Traffic-ensures that the circle is accessible to emergency vehicles
Provides weekend and holiday coverage for emergency repairs on a rotating basis with maintenance assistant.
Maintains personal availability for on-call services.
Assumes responsibility for personnel management: recruitment, interviewing, hiring and orientation, training for all maintenance staff.
Supervises all maintenance personnel.
Schedules staff and delegates assignments.
Conducts counseling interviews and initiates disciplinary actions as necessary.
Prepares written employee performance evaluations and initiates recommendations for salary increases, promotions or terminations.
Participates in the development and maintenance of job descriptions for all maintenance personnel.
Supervises and expedites completion of projects ensuring that safety rules are followed at all times.
Develops and oversees departmental policies and procedures.
Coordinates interdepartmental services
Develops and maintains departmental CQI activities and actively participates in facility Continuous Quality Improvement (CQI).
Recommends new approaches to enhance the efficiency of the facilities structural operations.
Assesses space, equipment and other resource needs of the department and communicates appropriately to administration.
Adheres to Residents Rights policies at all times

Safety Requirements:
Ensures adherence to building codes, JCAHO codes and life safety codes established by government agencies and insurance companies.
Maintains fire prevention program.
Assumes responsibility for Hazard Communication by promoting and directing the continuous training of staff.
Assumes responsibility for elimination of hazards.
Acts as Safety Officer of the facility.
Follows all facility safety policies and procedures.
Reviews all new chemicals to determine facility safety
Posts MSDS - Material Safety Data Sheet.
Reviews all new chemicals to determine facility safety.
Prepares and conducts in-service training to all facility personnel regarding MSDS.
Prepares and conducts OSHA training and test all employees annually.
Develops and maintains safety check list and conducts quarterly inspections.
Coordinates safety committee meetings; prepares agenda and chair the meeting.
Issues safety violation warnings to employees as required.
Identifies safety hazards and initials corrective action.
Follows all facility safety policies and procedures.
Conducts four (4) fire drills per shift per year and completes Fire-Drill Evaluation.
Conducts walk throughs with Fire Department to obtain favorable quarterly and yearly inspection.
Conducts Life Safety Code walk throughs with State officials and Veteran officials yearly.
Checks all facility fire extinguishers for pressure and expiration date weekly and arranges for recharging as required.
Checks EXIT signs weekly.
Consistently works cooperatively with facility corporate personnel and ancillary service providers.
Assumes accountability for data contained in the personnel policy manual.
NON-ESSENTIAL FUNCTION
Participates in facility committee meetings: and functions on committees as assigned.
May run errands as assigned.
Prerequisites:
1. High School degree or vocational school, Associates Degree Preferred
2. At least 3-5 years maintenance experience required in a health care environment
3. Experience in plumbing , carpentry, electrical and HVAC systems, general maintenance and repairs.
4. At least 2-3 years of supervisory experience.
5. Knowledge of OSHA regulations, Department of Public Health and JCAHO regulations.
6. Must have valid driver’s license and dependable transportation.

QUALIFICATIONS
· Must be able to read, write and understand English. Other languages are helpful.
· Has basic math skills including the ability to add, subtract, multiply and divide
