Position Overview:
The Director of Residential Management will oversee the day-to-day operations and performance of Servio's residential properties. This leadership role is responsible for ensuring tenant satisfaction, improving occupancy rates, and managing the residential property management team. The Director will play a crucial role in optimizing property performance, ensuring compliance, and maintaining high operational standards.
Key Responsibilities:
- Lead and oversee the management and operations of Servio's residential property portfolio.
- Develop and implement strategies to improve occupancy rates, tenant retention, and property performance.
- Manage a team of property managers, leasing agents, and maintenance staff to ensure efficient property management operations.
- Ensure properties comply with all local, state, and federal regulations related to residential property management.
- Establish and maintain relationships with tenants, addressing their concerns and ensuring a positive living experience.
- Oversee budgeting, financial reporting, and rent collection for residential properties, ensuring financial goals are met.
- Monitor and manage property maintenance schedules, renovations, and capital improvement projects.
- Work closely with the leasing and marketing teams to attract and retain tenants.
- Handle escalated tenant issues and resolve disputes in a timely manner.
- Prepare and present regular reports on the performance of the residential portfolio to senior management.
- Stay updated on industry trends and implement best practices to improve property operations.
Qualifications:
- Bachelor's degree in Business, Real Estate, Property Management, or a related field.
- 7-10 years of experience in residential property management, with at least 5 years in a leadership role.
- Strong knowledge of residential property management practices, regulations, and financial management.
- Excellent leadership and team management skills.
- Ability to develop and execute strategies to improve property performance and tenant satisfaction.
- Strong communication, interpersonal, and problem-solving skills.
- Proficiency in property management software and financial reporting tools.
