Summary of Responsibilities:
The JRP Estimator plays a key role in delivering accurate estimates and fixed-cost budgets for single-family residential remodeling and new construction projects. They will review construction drawings and specifications to define detailed scopes of work.
The Estimator leads the bid process, sources competitive bids from various trades, and produces estimates for projects in early design stages. Their expertise ensures comprehensive budgets by assessing material and labor costs.
The ideal candidate will have a strong understanding of residential construction, excellent attention to detail, and solid communication skills.
Essential Functions:
- Create preliminary estimates for labor, materials, and expenses based on design plans.
- Develop fixed-cost budgets using completed project plans and trade bids.
- Analyze project drawings to determine material and labor needs.
- Collaborate with internal and external teams (designers, contractors, suppliers) to find cost-effective solutions.
- Compile detailed scopes of work and quantity takeoffs.
- Solicit bids and negotiate with contractors and vendors for the best pricing.
- Review plans and bids for accuracy.
- Identify long lead items and assist in procurement planning.
- Manage trade contractor relationships and maintain up-to-date pricing.
Education, Experience, and Skills Required:
- 5+ years of residential construction experience
- Strong understanding of construction methods, materials, and all trades
- Ability to read and interpret construction drawings
- Sales and negotiation skills with a proven ability to close deals
- Detail-oriented with strong organizational skills
- Proficient in Microsoft Office, especially Excel
- Experience with industry software like BuilderTrend, Active Takeoffs, and Bluebeam
Compensation:
- $70,000 - $110,000 salary (depending on experience)
