Newmark Tower, a 24-story building with office and residential spaces is searching for a Facilities Maintenance Supervisor to join our team! The Facilities Maintenance Supervisor is responsible for overseeing all project and maintenance activities within the Newmark Residential Tower and Building Association facilities. This also includes ensuring the safety, security, and satisfaction for owners, residents, guests, and visitors. The ideal candidate will have excellent communication skills, takes initiative in their work, and is a strong problem solver.

Key Responsibilities of the Facilities Maintenance Supervisor:
- All Maintenance of Residential Tower and shared Building Association infrastructure.
- Ensure performance of all tasks & that all requirements are achieved for maintenance, infrastructure system support & general handyman services.
- Familiarity with building plans.
- Friendly and courteous support of owners and residents.
- Primary contact for all vendors and service providers.
- Support General Manager (GM) with when to use in-house vs outside building contractors.
- Management of janitorial staff, in-house maintenance resources, coordination of administrative office support, sourcing of short-term project, maintenance & janitorial resources when approved by GM.
- Monitor and improve the Residential Tower owner construction application process along with the requirements for contractors’ working within the residential tower.
Maintenance:
- Respond Daily to Work Order requests in the Property Management system (Building Link)
- Conduct routine inspections of the building's common areas, mechanical systems, and equipment to identify and address maintenance issues promptly.
- Perform maintenance and repair tasks such as plumbing, electrical, HVAC, and carpentry.
- Respond to resident issues and requests in a timely and courteous manner.
- Perform maintenance work as necessary to maintain the property to the highest standard.
- Learned Familiarity with building mechanical systems
- Other duties or special projects, as assigned.
Contract Management:
- Monitor vendor performance to ensure adherence to contract responsibilities and duties. Keep the GM informed of work status, potential issues, and performance concerns.
- Manage all service contracts for proper maintenance and repair of all covered infrastructure systems.
- Coordinate and execute approved bids as directed by the General Manager.
- Recommend cost-effective alternatives whenever possible.
- Schedule and oversee all on-sight work and provide daily inspection of work progress.
Grounds and Common Areas:
- Manage cleanliness and appearance of all common areas, including lobbies, hallways, garage, pool area, gym, restrooms, media/business centers, Tower club room, 5th floor deck, bike & storage rooms.
- Manage landscaping tasks including gardening, snow removal, outdoor furniture & BBQ maintenance.
- Insure janitorial staff effectiveness.
- Remove graffiti, as needed.
- Perform daily lighting checks to ensure everything is in working order.
- Manage cleanliness of all work areas including pool boiler room, 3rd and 4th floor areas
Documentation:
- Maintain accurate records of maintenance activities, repairs, and inspections.
- Keep inventory of maintenance supplies and equipment and order replacements as necessary.
- Develop and maintain work procedures and practices, with General Manager approval.
- Write and submit work-summary recommendations
- Provide Weekly Maintenance Reports to General Manager
- Provide Monthly Maintenance Report of relevant activities, expenses, staff schedules, issues, and on-going work to the General Manager for communication to the NTOA or NTBA boards.
- Review Change Orders and provide recommendations to the General Manager
- Review and update Preventative Maintenance Schedules
Compliance and Regulations:
- Ensure compliance of all local, state, & federal regulations related to building maintenance and safety.
- Stay updated on industry best practices & recommend improvements to enhance facility management.

What the Successful Facilities Maintenance Supervisor will have:
- Self starter with the initiate and drive to help build out the role and the department.
- Demonstrated experience with maintenance projects including preventative and repair.
- Proficient with general repairs/maintenance work, basic appliance repair, plumbing and electrical.
- Strong customer service skills with the ability to communicate effectively with residents and vendors.
- Able to work well independently and also collaborate effectively with the General Manager and maintenance staff.
- Excellent troubleshooting and problem-solving skills.
- Strong attention to detail.
Compensation:
- $83,200.00 to $93,600.00 per year, DOE
