SUMMARY: Under the direction of the Operations Manager, oversees the Operational Functions of the center including, but not limited to, contracted services, mechanical systems merchant operations, and utility usage in the Shopping Center. This is a working supervisory position that will require hands on employee engagement
DUTIES & RESPONSIBILITIES:
1.Facility Support: Negotiate, enforce, and oversee contracts for maintenance of facility systems to include, but not limited to:
a. Escalators & elevators
b. Landscaping
c. Lot Sweeping
d. Trash Removal
e. Snow Removal
f. HVAC units
g. BMS
h. Janitorial Services
2. Work with the Operations manager to develop budgets for the maintenance and upgrades for these systems and vendors.
3.Supervises, hires, trains, and evaluates Maintenance staff; ensure Maintenance conducts monthly check-meter and water meter readings
4. Merchant Coordination: Develop and maintain high quality merchant relations. Coordinate with the Operation Manager to identify merchant required repairs and systems maintenance
5. Ensures inspections required by law are scheduled for safety equipment, lift inspections, and OSHA compliance.
6. Ensures rooftop access program and tenant obligated HVAC maintenance contracts are enforced.
7. Assist Food Court Tenants in grease traps & annual inspections, preventative maintenance and pest treatment enforcement.
8. Act as Manager on Duty on assigned weekends.
9. Perform other related duties and special projects as directed by Supervisor.
SUPERVISORY EXPERIENCE: Minimum 2 years supervising multiple employees
EDUCATION REQUIREMENTS: High School Diploma (or GED) with BOCES training in HVAC or Post High School with practical trades in training in maintenance.
EXPERIENCE: One to three years related training and/or experience
OTHER QUALITIES: Ability to meet deadlines through proper completion of projects.
