Summary: Supervise and carry out policies and projects implemented by the Maintenance Manager, as well as oversee various maintenance programs.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Oversee preventative maintenance programs for each condominium in the Rental Program.
Maintain and repair all laundry and ice machine equipment. Have a working knowledge of telephone, television, elevator, refrigeration and air conditioning equipment.
Repair or replacement of electrical and plumbing fixtures. Swimming pools pump system. Drywall repair. Replacement of lock cylinders.
Pest control coordination of all units on the property. Also to ensure that each unit receives service at least once every two months.
Research and order parts and maintain inventory.
Conduct safety meetings and training when requested.
Working knowledge of Word, Excel and Outlook
On call duty for any emergency failure or incident on property. Responsible for ensuring pre and post storm preparation and evacuation procedures are followed.
Assist in all aspects of general maintenance as the need arises or as instructed.
Assist the Maintenance Manager with training new employees, as well as employee management and oversight when requested.
Assist with capital improvement projects: contractors, reports on progress, addresses problems in quality or safety, inspects project for final release, coordinates with appropriate departments.
Must be able to perform all maintenance duties expected of staff members and be able to lift at least 40 pounds.
Master Key System. Maintain integrity and highest standard of safety as set forth by law and hotel professional organizations (AAA, THMA, etc.) of the master key system purchased by the hotel.
Education/Experience:
Associate's degree (A. A.) or equivalent from two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience. Two years minimum experience in hotel or apartment maintenance. Preferred HVAC certification as well as training in: electrical, air conditioners, refrigeration installation and repair with a working knowledge in electrical heating, plumbing and carpentry aspects of general maintenance.
