JOB SUMMARY

The Groundskeeper is responsible for maintenance of building grounds and exterior.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

·         Regularly checks and replaces exterior lighting; maintains the pool if certified; constantly observes the apartment community for unsafe conditions.

·         Maintains knowledge of all utility meter cut-offs, sewer cleanouts, and ensures storage areas are locked when not in use.

·         Frequently walks the community to remove litter, debris, and pet droppings, ensuring areas like the pool, laundry room, mail rooms, dumpster areas, recreation areas, walkways, and parking lots remain clean.

·         Performs daily "trash-out" duties for vacated apartments and ensures dumpsters and surrounding areas are clean.

·         Regularly cleans and rakes shrub areas, shovels mud, and uses a blower to clear sidewalks and walking areas.

·         Repairs and replaces windows, screens, sliding glass doors, and performs routine maintenance as needed.

·         Assists with physical tasks like tearing down fences, digging post holes, and carrying heavy items.

·         Supports "make-ready" tasks as requested by the Property Manager or Regional Maintenance Manager.

·         Performs interior and exterior painting duties when needed.

·         Completes minor and routine service requests, including changing locks and making keys.

·         Distributes client communications like event notices and pest control alerts.

·         Performs work area clean-up, safety duties, and any additional tasks assigned by the Regional Maintenance Manager and Property Manager.

KNOWLEDGE, SKILLS AND ABILITIES:

This position requires knowledge, skills and abilities equivalent to:

·         Must meet all physical requirements and be able to follow directions effectively.

·         Work hours are 40 hours per week, Monday through Friday, 8:00 a.m. to 5:00 p.m. Schedule may vary, including possible weekend work.

·         Must wear back support belt and gloves as tasks require.

·         Must be skilled in using tools, including wrenches, hammers, grips, saws, sledgehammers, snips, and posthole diggers.

·         Must be able to use wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, and full ladders safely and effectively.

Must have:

·         Current driver’s license issued by state of residence

·         Current Vehicle Inspection decal

·         Current Louisiana vehicle insurance

·         Current vehicle registration in state of residence

·         Satisfactory Motor Vehicle Report

·         Must be able to pass a criminal history investigation

PHYSICAL REQUIREMENTS:

Work is primarily performed in a normal office environment generally while seated at a desk.  Dexterity is required to performing work with personal computer keyboard, calculator and other office equipment
