The HVAC/R Technician is primarily responsible for inspecting,
repairing, replacing parts and performing preventative maintenance on a
variety of HVAC/R equipment including packaged roof top units (RTUs),
Air Handling Units (AHUs) with economizers, make-up air units, fan
powered Variable Air Volume Units (VAV) boxes, cooling towers,
boilers, chillers, unit heaters, water cooled heat pumps, ground
source heat pumps, Indirect Direct Evaporative Cooling (IDEC) units,
evaporative condensers, waste oil burners, circulating water pumps,
walk-in coolers and freezers, air compressors, exhaust fans, working
with PC based work order system, Direct Digital (DDC) controls,
Building Automation Systems and associated systems such as Fire Alarm and
smoke
Duties
The following duty statements are illustrative of the essential functions of

essential functions of the job at any time.
DUTIES:
Operate, maintain and troubleshoot HVAC/R and all other HVAC/R related
building systems including associated plumbing and electrical systems.
Working with Building Automation Systems (BAS), work order tracking
system, electrical repair and troubleshooting, water treatment and testing.
Fulfill the requirements for Environmental Protection Agency (EPA) CFC
certification and assist with the maintenance of site records for refrigerant
recovery.
Coordinate maintenance efforts with in-house maintenance workers and outside
contractors as directed by the HVAC/R Supervisor.
Assist with, and on some occasions, manage installation and modification
of building HVAC/R equipment and related systems.
Provide operational input, evaluate and recommend upgrade maintenance
operations and/or implement savings opportunities to the HVAC/R Supervisor.
Make periodic preventative maintenance inspections for all HVAC/R Systems
and sub-components and maintain all equipment as required per the Preventive
Maintenance requirements.
Prepare and maintain maintenance logs and records. Input time into computer
maintenance management systems and navigate to all fields that are applicable.
Respond quickly to emergency situations. Prioritize service calls, and
follow-up to completion.
Adhere to all site standards for safety, quality, housekeeping and security.
Perform other duties as assigned.SKILLS & ABILITIES:
Ability to communicate effectively in English, and to effectively present
information either orally or in writing to other employees, supervisors,
engineering personnel, and client representatives.
Ability to communicate with, establish and maintain effective working
relationships with superiors and fellow workers and other departments.
Ability to follow oral and written instructions.
Ability to perform physical tasks assigned to this position.
Ability to read and interpret mechanical and electrical drawings, wiring
diagrams, and specifications in making installations or repairs.
Knowledge of building systems, including HVAC/R, electrical, fire and
sprinkler and plumbing systems.
Ability to understand, diagnose, service, repair and install HVAC/R
equipment and indoor air quality (IAQ) products.
Ability to perform journeyman level HVAC/R equipment repairs,
installations, and maintenance on all HVAC/R Systems and associated
support equipment.
Ability to effectively troubleshoot and repair mechanical systems and
components within the HVAC/R Systems e. g., compressors, condenser
systems, evaporator systems, cooling & heating support equipment.
Knowledge of using standard equipment common to the HVAC/R field, e.g;
meters, vacuum pumps, refrigerant gauge/hose manifolds to test system
pressures and to evacuate and re harge the systems.
Knowledge of troubleshooting and repairing power and control circuits within
the HVAC/R Systems.
Knowledge of troubleshooting, repair and parameter adjustment of variable
frequency drives on HVAC/R Systems and associated sub-system components.
Knowledge of PLC/DDC (Programmable Logic Controller/Direct Digital
Control) Control Systems where the HVAC/R Systems are either controlled
and/or monitored via a Building Management System (BMS) or local
stand-alone control loop hardware.
Knowledge of troubleshooting and repair of Instrumentation and Controls
devices within the HVAC/R Systems.
Skilled in brazing and soldering of copper piping and tubing systems.
Knowledge of the safe use of standard hand tools, mechanical and electrical

EDUCATION:
High School Diploma or GED equivalent required.
Associates degree or HVAC certificate is preferred.
Stationary Engineer operating license desired.EXPERIENCE:
Five (5) years of prior experience in building operations/engineering
and maintaining HVAC/R equipment and systems.ADDITIONAL REQUIREMENTS:
Must posses EPA universal certification for refrigerants.
Security clearance required. Must successfully pass pre-employment physical,
drug screen, background and motor vehicle check.
Possession of a valid Colorado Class "R" Driver's License or the ability
to obtain one within two weeks of appointment.
Work is "on-call" for HVAC/R emergency issues, one week a month on a
rotating basis
Position is deemed essential and incumbents must be available for winter storm
