WE LOVE OUR WORK.:JOB SUMMARY:
The HVAC Technician is responsible for performing maintenance and service repairs on heating, ventilation, and air condition systems, ensuring their efficient operation. The HVAC Technician plays a key role in installing new units or replacement parts in compliance with specifications and established safety guidelines. Identifying maintenance risks on equipment, reading technical diagrams, and adhering to safety procedures and local building regulations are essential aspects of the HVAC Technician’s responsibilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Perform maintenance and service repairs on heating, ventilating, and air condition systems.
- Install new units or replacement parts for existing units according to specifications and established safety guidelines.
- Identify maintenance risks on equipment.
- Read blueprints and/or technical diagrams.
- Understand and follow safety procedures, including State and Local building regulations.
OTHER DUTIES AND RESPONSIBILITIES
- Performs preventative maintenance with all building maintenance and/or cleanliness-related items.
- Submits requests for expenditures associated with repairs, upkeep, and improvement to the Facilities Manager.
- Perform scheduled and nonscheduled repair, maintenance, and installation of machinery, tools, and/or equipment to ensure continuous and safe operation of the property.
- Accountable for OSHA compliance of the property and will be active participant of safety compliance.
- Implements and monitors controls designed to assure full compliance with all federal, state, corporate and property laws, policies, and/or mandates.
- Perform other duties as assigned by the Facilities Manager.

Minimum Qualifications:
- Minimum of 18 years of age.
- High School diploma or equivalent and a vocation school degree, or a minimum of two years’ experience in the field.
- The ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- The ability to apply common sense understanding to carry out instruction furnished in written, oral, or diagram form.
- The ability to deal with problems involving several concrete variables in standardized situations.
- The ability to frequently lift and/or move up to 25lbs, occasionally lift and/or move up to 50lbs, and occasionally push and/or pull wheeled loads up to 250lbs.
- Must be Universal CFC certified.
- Must possess a valid driver’s license and agree to periodic checks of driving records to determine continued suitability to drive company and/or patron vehicles.
- Must qualify for a license with the Maryland State Lottery Agency and meet any credentialling requirements of the Maryland Gaming Control Board.
PHYSICAL DEMANDS:
While performing the duties of this job, the Team member is regularly required to stand; walk; use hands to finger, handle or feel; talk or hear. The Team member frequently is required to reach with hands and arms. The Team member is occasionally required to sit; climb or balance; stoop, kneel, crouch or crawl; and taste or smell. The Team member must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. The Team member must occasionally lift and/or move up to 50lbs, and occasionally push or pull wheeled loads up to 250lbs. Specific vision abilities required by this job include close vision, distance vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
