We are seeking an experienced Regional Director to oversee the daily operations, administration, and maintenance of all Flow House locations. The ideal candidate is a people-oriented, organized proactive leader with strong problem-solving skills and a deep expertise including, but not limited to, direct supervision and development of the onsite management team, financial performance to budget and accountability for resident relations and maintenance functions, and providing an incredible hospitality-focused experience for our neighbors.
Development of Condo Management Program
- Lead the development of the Condo Management program
- Act as a Condo operations subject matter expert at Flow
Property Operations & Maintenance
- Oversee the day-to-day operations of condominiums, including building maintenance, safety, and security.
- Ensure all facilities and common areas are maintained to the highest standards.
- Coordinate with contractors, service providers, and vendors for repair, maintenance, and landscaping services.
- Conduct regular inspections to ensure compliance with safety regulations and identify maintenance needs.
- Contract Negotiation: Manage contracts with vendors such as maintenance crews, landscapers, cleaning staff, and security.
- Project Management: Oversee larger capital projects, such as exterior/interior renovations.
Resident Relations
- Oversee resident relations across the property portfolio, ensuring strong relationships with residents.
Financial Management
- Prepare and manage the portfolio's annual operating budget, ensuring financial efficiency and cost control.
- Monitor accounts payable/receivable and ensure timely collection of condominium fees.
- Provide regular financial reports to the board or owners.
- Identify opportunities to improve operational efficiency and recommend cost-saving measures.
Staff Management
- Hire, train, and supervise on-site staff, including maintenance, cleaning, security personnel, and onsite managers.
- Develop and implement staff schedules, ensuring appropriate coverage for all shifts.
- Provide ongoing coaching and performance evaluations to maintain high service standards.
Compliance and Risk Management
- Ensure compliance with local regulations, bylaws, and safety protocols.
- Manage insurance claims and coordinate risk assessments with relevant stakeholders.
- Prepare for and respond to emergencies effectively, including handling disputes or crisis situations.
Election Management
- Organizing and running elections for the board of directors or HOA representatives across the portfolio.
Qualifications
- Bachelor's degree in Property Management, Real Estate, Business Administration, or related field (preferred).
- 10+ years of experience in property or community management, preferably in residential or mixed-use properties.
- 5+ years running multiple properties.
- Strong knowledge of condominium bylaws, budgets, and financial reporting.
- Exceptional communication and interpersonal skills.
- Demonstrated leadership abilities with experience managing a team.
- Proficiency in property management software (e.g., Yardi, AppFolio) is a plus.
- Ability to multitask, problem-solve, and remain calm under pressure.
- Knowledge of local safety, fire, and building codes.
