$18-$18.50 an hour
The Property Manager is responsible for the day-to-day oversight of Unity Care Group’s apartment complex(s). This person will be responsible for tenant and public relations and will oversee all work associated with the property maintenance, security, and safety activities of the complex. This positions works closely with THP program staff, to help support participants in their achievement of their goals. This position requires residency on the property and lives in an apartment in the complex, as their residence. This position requires general evening availability seven nights a week.$18-$18.50 an hour

QUALIFICATIONS:
Required
- Knowledge of principles and practices of property management and applicable federal, state, and local laws and regulations
- Previous experience in similar type of customer service property management position and/or ability to relate well to the residents, as customers
- Excellent communication and interpersonal skills
- Ability to work independently
- High School Diploma or equivalent
- Must be mature and responsible. Must be able to demonstrate good judgment
- Must be flexible in attitude and work schedule.
Preferred
- Experience working with at-risk teen/young adults, special needs communities, and/or homeless population preferred
RESPONSIBILITIES INCLUDE (but not limited to):
- Represent UC at Collaborative Meetings with other housing groups.
- Participate in monthly service meetings, collaborate with other UCG programs as applicable
- Participate in new tenant interviews with Program Manager and staff.
- Serve official notices and other communications to tenants as assigned by supervisor
- Communication with vendors as appropriate.
- Serve as a primary contact for residents, manage maintenance requests, and handle all property emergencies.
- Must be available during regular business hours and provide emergency coverage, including carrying a cell phone.
- Coordinate lease signing, issuing keys, gathering keys at move-out.
- Conduct move-in/move-out inspections, coordinate with Facilities for turnover of unit.
- Communication with tenants
- Coordinate community gatherings
- Handle tenant complaints
- Issue verbal warnings as needed
- Submit violation details to property management if applicable
- Be able to handle crisis intervention on site, contact law enforcement as necessary
- Monitor on property parking spaces and surrounding area for violations. Contact towing company for tows as needed
- View camera footage respond accordingly, report as needed
- Daily on-site inspections/laundry room/community space/cleanup of property
- Report maintenance issues in a timely manner, follow up with facilities
- Coordinate with tenants as appropriate mental health services
- Coordinate with Unity Care Case Management to provide services to tenants such as: life skills training, resource referral and navigation assistance, connection to income sources including employment leads/guidance, budgeting, parenting skills training/support, substance use /ETOH support, tobacco cessation services, problem solving/mediation, interpersonal skill development, etc.
- Operate office equipment including computers, printer/fax, and telephone
- Organization Duties:
- Timely and accurate submission of timecards to supervisor
- Time away from the Office, Program and/or Home (i.e. vacations, personal time off, leaves of absence) must be pre-approved by supervisor and requested based on process outlined in the UC Employee Handbook.
- Maintain knowledge of staff handbook, policies, procedures, manuals, and pertinent documentation
- Other duties as assigned.
Property Management Roles if Unity Care Group does not use an external property management group:
- Process all paperwork for new tenant selection- based on Extremely Low Income and special needs criteria, with required proof.
- Calculate rents based on 30% of gross income
- Manage re-certification process at least annually
- Collect , track, and send in rent rolls to UCG monthly
- Maintain Lease Agreements: Template/Unity Care document
- Un-lawful detainer paperwork in event of eviction
- Must be able to turn in reports weekly and monthly.
- Must be able to organize and produce all property reports as in a timely manner
- Prepare and issue violation/eviction notices in collaboration with Property Manager. Also be able to track each issue within a timely manner
- Oversee the preparation of unit for rental including walk-through upon move-in/move-out and determine issuance of security deposits
- Process tenant applications, tenant files and security deposits
- Ensure interior and exterior of property meet all federal, state and local housing laws and regulations.
- Follow and enforce all fair housing and local landlord and tenant laws and regulations

- Employee must occasionally lift and/or move up to 25 pounds.
- Employee may be required to make or receive physical contact with clients and residents, such as in the process of delivering First Aid/CPR or de-escalation interventions.
- Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Must have CPR and First Aid certificate within 10 days of start date and maintain a current certificate with Human Resources.
- Must clear a Department of Justice background check including fingerprinting before start date and maintain clearance.
- Must be able to work in a DSS Community Care Licensed Facility.
- Must clear a health screening, including TB before start date and maintain clearance.
- Must have a car, valid California Driver License and be able to drive, have a clean driving record and maintain a clean driving record.
- Meet and maintain the minimum vehicle liability and property insurance limits (to be insured by our insurance carrier for using vehicle for business purposes such as transportation of residents or reimbursement of business-related mileage expenses ).
