About the Job
1. Supervise the day-to-day maintenance functions of assigned personnel.
2. Develop procedures for performing daily maintenance tasks.
3. Coordinate daily maintenance services with Nursing Services when performing maintenance assignments in resident living and/or recreational areas.
4. Assure that work schedules are followed as closely as practical.
5. Perform administrative requirements (i.e., completing necessary forms, reports, etc.)
6. Submit accident/incident reports to the Administrator on the shift in which they occurred.
7. Assure resident safety.
8. Work in cooperation with members of Seniors' CQI Team and sister facilities to maintain/achieve continuous operational improvements.
9. Present a positive image of the facility to all customers, such as job applicants, families, and the community.
10. Deal honestly, openly, and directly at all times with all Seniors and facility personnel, expressing your views in a constructive fashion.
B. Committee Functions
1. Implement recommendations from the Infection Control and Safety Committees
as directed/necessary.
2. Attend department and staff meetings as directed or called.
C. Personnel Functions
1. Assure that personnel are performing assigned tasks in accordance with established maintenance procedures and daily work assignments.
2. Interpret department policies and procedures to new maintenance personnel.
3. Assist in the orientation and training of maintenance personnel.
4. Review job description and duty assignment with new department personnel as directed/necessary.
5. Review complaints/grievances of department personnel and make oral/written recommendations and reports.
6. Counsel/discipline assigned personnel as requested or as necessary.
7. Report daily absenteeism and tardiness.
8. Meet with assigned personnel to assist in identifying and correcting problem areas and/or improving services.
9. Review and evaluate the work performance of assigned personnel.
D. Staff Development Functions
1. Participate and assist in department studies and projects as directed.
E. Safety and Sanitation Functions
1. Assure that assigned work areas are maintained in a safe and attractive manner.
2. Assure that maintenance personnel follow established safety precautions when performing tasks and when using equipment and supplies.
3. Report all hazardous conditions or equipment to the Administrator.
4. Assure that fire protection and prevention programs are maintained and implemented by department personnel in accordance with our fire safety policies and procedures.
F. Equipment and Supply Functions
1. Assure equipment and tools are cleaned and properly stored at the end of the shift.
2. Assure an adequate supply of maintenance supplies is maintained to perform daily tasks.
G. Resident Rights Functions
1. Maintain CONFIDENTIALITY of resident information.
2. Assure that the residents' personal and property rights are maintained by assigned personnel.
3. Knock before entering a resident's room.
4. Address residents by proper name.
H. Miscellaneous Functions
1. Educate yourself in the management philosophy of Seniors by reading, reflecting, and re-reading books, magazines, and other papers which teach TQM, CQI, or employee empowerment.
2. Work to continuously self improve.
3. Lead by example; be a mentor for all employees.
III. WORKING CONDITIONS
A. Works throughout the facility (i.e., power rooms, resident rooms, therapy rooms, dietary, etc.)
B. Sits, stands, bends, lifts and moves intermittently during working hours.
C. Is subject to frequent interruptions and may need to reschedule maintenance activities.
D. Is involved with residents, personnel, visitors, government agencies/personnel, etc., under all conditions/circumstances.
E. Is subject to hostile and emotionally upset residents, family members, personnel, visitors, etc.
F. Communicates with maintenance personnel and other department personnel.
G. Works beyond normal working hours and on weekends and holidays, when necessary.
H. Attends and participates in continuing educational programs.
I. Is subject to odors, dust, disinfectants, etc. throughout the work day.
J. May be exposed to infectious waste, diseases, conditions, etc., including the potential exposure to the AIDS and Hepatitis B viruses.
K. May be required to work on weekend and holidays.
L. May be required to work on shifts other than the one for which hired.
M. Will be required to perform the duties of maintenance staff.
N. May be required to work in cramped spaces and in adverse weather conditions.
O. May be required to lift, push, pull, and move office equipment, supplies, etc.
P. May be required to assist in the evacuation of residents.
V. EXPERIENCE
A. Must have thorough knowledge of HVAC repair, carpentry, electrical theory, plumbing, low voltage alarm systems and department management experience.

A. Must be able to read, write, and speak the English language in an understandable manner.
B. Must possess the ability to make independent decisions follow instructions, and to accept constructive criticism.
C. Must possess leadership ability and the willingness to work harmoniously with and supervise non-professional personnel.
D. Must have the ability to plan, organize, develop, implement, and interpret the program, goals, objectives, policies, procedures. etc.s, of the Maintenance Department.
E. Must possess the ability to seek out new methods and principles and be willing to incorporate them into existing maintenance practices.
F. Must function independently, have flexibility, personal integrity, and the ability to work effectively and tactfully with residents, personnel, visitors, general public and outside agencies.
