Under the direct supervision of the Regional VP of Facilities Management, the Maintenance Director makes repairs and improvements to all machinery and equipment involving building and grounds. Responsible for the hiring, termination, discipline, suspensions, performance evaluations, scheduling and approval of overtime and PTO. Operates motor vehicles. Performs all phases of mechanic duties as assigned. Takes part in on call rotation with the Department. Ensures all preventative maintenance is scheduled and completed promptly and accurately. Ensures all required documentation is current and accurate. Ensures fire drills are scheduled and conducted per regulations and documentation is completed accurately and promptly. Obtains bids/quotes per request. Is on call for the facility and schedules on-call relief with the department.
ESSENTIAL REQUIREMENTS, DUTIES, AND RESPONSIBILITIES
1. Requires extensive and progressive experience in Maintenance work with appropriate schooling. Degree in Engineering preferred, but not necessary. Must have experience in supervision and coordination of varied maintenance and construction activities.
2. Employment is contingent upon satisfactory completion of a pre-employment screenings inclusive of criminal background check and sanction checks with negative results.
3. Is subject to falls, burns from equipment, odors, etc., throughout the workday. Is subject to exposure to infectious waste, diseases, conditions, etc., including the AIDS and Hepatitis B viruses.
4. Utilizes facility approved software programs such as TELS and DSSI
5. Consult with the Executive Director and Regional VP Facilities Management and work closely with them. Serve as the liaison between contractors and Administration.
6. Aid in determining needed renovations or modernization of existing facilities and equipment; work through front line supervisory personnel in scheduling, assigning, and expediting performance of the jobs. Determine requirements for renovation projects and draw up the specifications for submittal to contractors for bidding purposes.
7. Investigate serious mechanical and electrical maintenance problems to diagnose needed repairs; regularly assign job priorities and inspect to insure quality compliance.
8. Maintain sound preventive maintenance schedule via TELS and other programming as approved.
9. Coordinate maintenance, stationary engineering, and contractor services with the facility in collaboration with the Regional VP of Facilities Management.
10. Estimate needs, study specifications, and requisition necessary equipment, tools, and supplies for maintenance, repairs, and renovations.
11. Periodically inspect the buildings and grounds to insure adequacy, operational soundness, and compliance with legal or safety regulations.
12. Conduct analytical studies, special investigations, and develop periodic cost reports; administer within a departmental budget.
12. Provide for the educational development of maintenance personnel.
13. Responsible for upkeep of grounds and providing security to the institution.
14. Maintain and enforce department and facility procedures, safety and fire prevention standards.
15. Ensures that the grounds are kept in safe order at all times, addresses snow removal, landscaping, maintenance of property.
16. Works collaboratively with Life Safety and other regulatory bodies to ensure compliance
17. Ensures all equipment or applicable licenses are maintained
18. Maintain effective written and verbal communications both intra-departmentally and inter-departmentally.
19. Attend appropriate inservices, seminars, and meetings.
20. Perform other duties as assigned.
21. Assume responsibility for maintaining a monthly schedule of fire drills and documentation of such.
22. Coordinate Annual Disaster Drill for the facility.
Must have practical knowledge of regulations pertaining to the Life Safety Code.
