JOB SUMMARY
The Maintenance Manager assists the Associate Director of Engineering with overseeing the daily needs of the building infrastructure including repairs, routine service, replacement installation, preventative maintenance, and new projects. The Maintenance Manager provides management and support to the Conservatory’s Engineering team. This is a working management role. This position supports departmental and organizational goals, mission, and values with a strong emphasis on customer service.
Additional Information: This is a full-time exempt position. This position is eligible for the Conservatory's benefit package offered to full-time employees, which includes medical, dental and vision insurance, company paid Life/AD&D/Short-Term and Long-Term Disability insurance, participation in the Ohio Public Employees Retirement Program (OPERS), optional 457(b) Deferred Compensation plan, generous Paid Time Off (PTO), and complimentary membership to the Conservatory.
Compensation: $56,000 yearly salary.
RESPONSIBILITIES

Supervises the daily operations and activities of the Maintenance team and contractors.

Coordinates and directs departmental management functions, such as scheduling, planning, project management and delegation.

Ensures cooperative and effective interactions with other departments, contractors, and clients.

Responsible for the performance management functions of the engineering team, including development, mentoring, and training.

Responsible for providing a clean, safe, and professional environment for our patrons, guests, and staff.

Conducts building and maintenance repair programs that ensures the Conservatory’s equipment, property and grounds are in good working order.

Monitors, prioritizes, assigns and completes work orders using the MaintainX system. Responsible for thorough communication and follow-up with the work order originator. Completes all work orders in a timely manner, such as painting, lighting and electrical, carpentry, plumbing, flooring and vehicle repair.

Performs regular, routine equipment checks; Detects and diagnoses equipment problems and conducts in-house repairs.

Orders and maintains inventory of materials and parts for maintenance needs. Assists with record keeping and processing of invoices and receipts.

Coordinates contractor and inspection services when required.

Conducts periodic equipment audits to record equipment trouble spots and the lifespan of equipment.

Ensures preparations and support for Conservatory and Park events and exhibitions.

Ensures compliance with local, state, and federal laws and regulations that address building operations, the safe use of equipment, and the application, storage and disposal of chemicals.

Performs seasonal tasks such as snow removal, winterizing and de-winterizing mechanical rooms and other equipment and exhibition installation and de-installation.

Performs other duties as assigned and demonstrates focus on serving the visitors and guests of the Franklin Park Conservatory and Botanical Gardens.
CREDENTIALS AND EXPERIENCE REQUIRED

High School Diploma or G.E.D; Associate’s degree in a technical capacity is preferred, or equivalent work experience.

Maintenance experience or basic knowledge of electrical, plumbing, HVAC, carpentry, mechanical, lighting, painting, hot water boiler, and/or water features.

Minimum 3 years supervisory or management experience, which includes the management of programs and teams responsible for building maintenance duties.

Valid Driver’s License.
KNOWLEDGE, SKILLS, AND ABILITIES

Basic knowledge of software programs (i.e. Microsoft Windows, Google Platform, Word, and Excel).

Working knowledge of mechanical systems.

Ability to problem solve and diagnose equipment malfunctions.
-
Ability to maintain and work with all types of hand tools, power tools, machinery, and other equipment.

Ability to be flexible and adjust to changing priorities while maintaining a calm demeanor.
-
Proficient oral and written communication skills.
-
Ability to frequently lift, carry or otherwise move materials weighing up to 50lbs.
-
Occasionally operates lifts and ladders to ascend plant canopy for maintenance.

Ability to work indoors and outdoors year round, Occasionally elevated on catwalks and on lifts as needed.

Ability to work a flexible schedule, including manager on duty role and on-call response for building emergencies as needed.
