General Summary
Under direct supervision, the Maintenance Supervisor maintains the interior and exterior of the Community, and assists with minor repairs such as electrical, plumbing, concrete, masonry, roofing, painting and carpentry. Exterior maintenance includes grounds, signage, outdoor furniture, pool upkeep, litter removal and snow/ice removal. Practices proper safety procedures and works to meet and maintain local, state and federal codes. The Maintenance Supervisor interacts with residents, owners, employees, visitors, guests and suppliers in a professional, courteous, prompt and friendly manner. May be required to work on-call and respond to emergencies, and/or live on-site consistent with Community needs.
Essential Job Functions
- Manage and train maintenance staff including interviewing, hiring (in conjunction with the Residential Manager), scheduling, evaluating and disciplining
- Conduct inspections of interior and exterior of the Community, and report to the Residential Manager any property deficiencies including building structure, roofs, roadways and sidewalks, on a daily basis
- Ensure that service requests are responded to in an expedient manner
- Ensure that on-call maintenance service is available as scheduled
- Maintain interior physical appearance of the Community, including vacant apartment preparation, painting, up-keep of common areas, HVAC, carpentry, masonry and general maintenance. Repair windows/glass, window frames, screens, doors, locks and other repair areas as needed
- Maintain grounds by removing litter, trash and debris on a daily basis. Sweep parking lots and sidewalks after each trash collection. Maintain clear and safe walkways, entrances, driveways and parking lots, and remove snow and ice during winter. May assist in weeding flower or shrub beds and tree bases during the summer season.
- Plant and maintain the landscape (flower beds, trees and shrubs), maintain the lawn sprinkling system and maintain Community-related signage, outdoor furniture, pools, and any areas where applicable, as well as shovel snow, clear ice and cut grass
- Promptly complete daily work assignments in a professional, courteous and friendly manner insuring compliance with Federal, State and Local codes, as well as Community Policies and Procedures, and accurately complete service requests and related documents
- Assist in inspections of interior and exterior of the Community and report to the Residential Manager any property deficiencies, including building structure, roofing, roadways, sidewalks, appliances or equipment
- Follow all safety practices and consistently operates in a manner that protects people and the environment, and assist in EPA recovery procedures in accordance with Slavik Management standards
- May be required to live on-site to respond to emergencies, and may be assigned to work on-call as scheduled
Supplemental Job Functions
- Ensure that all supplies needed are ordered in a timely manner
- Ensure proper cleaning and maintenance of equipment
- May have to answer inquiries from residents and owners in Supervisor’s absence
- Other related duties as assigned
Minimum Job Qualifications
- Must possess valid, unrestricted Driver’s License
- Ability to pass Level I and Level II Maintenance Certification exam within six months of hire or, if a transfer or promotion, must already possess a minimum of a Level II Maintenance Certification
- Ability to obtain EPA Certification within six (6) months of hire or, if a transfer or promotion, must already possess EPA Certification
- Must possess good interpersonal/communication skills and a high level of trustworthiness
- Must possess good mechanical ability
- Must be detail oriented with the ability to follow detailed instructions and to properly use tools and equipment
- Must be able to stand, bend, stoop, climb and lift up to fifty (50) pounds
- Must be a team player, ready to help out where and when needed
- Must be able to respond promptly and effectively in emergency situations
- Must be dependable and reliable
- Must be neat and clean in appearance
Preferred Job Qualifications
- One year or more supervisory experience
- Experience working in light electrical, plumbing, HVAC, carpentry repairs, masonry and other related areas
- High School Diploma or equivalent
- Skilled Trade certification
- Knowledgeable of Federal, State and Local codes (including Fair Housing and EEO laws) and proper safety procedures
- Knowledgeable in Freon recovery and waste management
- CMM Certification
Working Conditions
- Frequent bending, stooping, lifting (up to 50 pounds), pulling, carrying, shoveling, or moving heavy weight material(s) in difficult work positions, climbing on ladders, etc.
- Exposure to adverse weather conditions
- Intermittent to continuous interaction with others, including residents and co-workers
