Overview
The maintenance technician is responsible for performing maintenance, repair and troubleshooting tasks in a commercial facility. They ensure the proper functioning of equipment, systems, and infrastructures to maintain a safe and efficient environment. The Maintenance Technician should have a strong knowledge of various maintenance disciplines and be skilled in diagnosing and resolving issues promptly.

PRIMARY JOB DUTIES AND RESPONSIBILITIES:
Note: Not all duties assigned to this position are included.
· Knowledge of various maintenance discipline such as electrical, plumbing, HVAC and general building maintenance.
· Performs basic preventative maintenance functions with minimal supervision and not limited to plumbing, carpentry, painting, plastering, lightbulb replacement, electrical outlets and switches.
· Performs plumbing tasks such as plunging toilets and sinks, replacing valves, replacing faucets, replacing toilets, basic pipe fitting to include threading.
· Performs duties as directed to maintain all facility equipment in good working condition.
· Assists with inspecting systems throughout the facility to detect malfunctions and determine a solution for repair.
· Performs all housekeeping functions and maintain a professional appearance of equipment and spaces.
· Must have the ability to follow oral and written directions, demonstrate mechanical ability and keep accurate records.
· Assist in maintaining inventory levels and ordering necessary supplies and materials for maintenance tasks.
· Respond promptly to maintenance request from staff members and address their concerns or issues.
· Coordinate with vendors and contractors for equipment repairs, maintenance and services outside the scope of in-house capabilities.
QUALIFICATIONS
· High school diploma or equivalent; technical or vocational training in maintenance or a related field is preferred.
· Physical stamina and the ability to lift heavy equipment and perform manual labor as required.
· Technician is required to be a self-starter with excellent communication skill.
· Excellent oral and written communication skills
· Professionalism, discretion, and strong attention to detail.
· Ability to handle multiple tasks simultaneously and prioritize effectively.
WORKING CONDITIONS
Conditions may require walking, stooping, climbing, pushing, pulling, heavy lifting (less than or equal to 30 pounds), bending, working in awkward positions handling equipment and materials.
Employees will be required to wear protective clothing and/or respiratory equipment when conditions warrant.
To operate a vehicle at the customer’s site, employees must obtain an ABM drivers permit per the ABM Drivers Safety MVR registration program. This policy checks for a valid State ID along with a citation background check, and those with high risk driving habits will need additional driver education to obtain the permit. Employees who operate company vehicles must consistently meet the requirements of the Facility Vehicle Safety Program.
