As a Maintenance Technician at Triangle Services LLC, you will be responsible for addressing residential maintenance and repair requests. You will ensure work orders are completed safely, efficiently, and to the highest standards while delivering exceptional customer service to our clients and tenants.

- Ensure work orders are completed safely and on time:
- Review your daily schedule in advance to ensure you have the necessary tools or parts to complete your tasks.
- Ensure all work complies with safety regulations and standards.
- Arrive on time at assigned work orders and keep management informed about progress, expected completion times, and any potential issues.
- Document completed work and any pending tasks, keeping detailed records of maintenance/repair activities, including parts used and time spent.
- Provide estimates for tasks that could not be completed during the visit.
- Ensure clients receive excellent quality of work and customer service:
- Perform maintenance and repairs to a high standard, ensuring thorough and reliable work by using appropriate tools and techniques, adhering to best practices, and following manufacturer guidelines.
- Maintain a professional demeanor, being courteous and respectful towards clients, tenants, and property owners/managers.
- Maintain a professional appearance and address tenant concerns positively, providing only necessary details about the work to be done.

- Skills & Experience:
- Solid knowledge of construction, maintenance, and home improvement concepts.
- Carpentry (deck repairs, trim installation, door replacements, flooring repairs).
- Drywall and Painting (repair damaged drywall, replace small/medium size drywall sections, interior and exterior painting).
- Minor plumbing (faucet installation, drain cleaning, toilet replacement).
- Minor electrical (light fixture installation, light bulb replacement).
- Appliance repair/installation (installation of dishwashers, microwaves, garbage disposals, etc).
- Requirements:
- Own reliable transportation.
- Own a standard set of tools.
- Have a valid Driver's License and good driving record.
- Pass a criminal background check.
