Tesoro Group is seeking an experienced Maintenance Technician to join (1) of their properties in Minneapolis, MN (55415). The ideal candidate will have 5 years’ experience in residential maintenance with plumbing, electrical and HVAC, have experience with unit turns, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. Experience in luxury properties is required. Boilers License and CPO certification is required. This role is contract to hire (90 days before conversion).
This role will be working with (1) building that was built in 2023, 110 income restricted units/4 stories
Salary: $29-$32/hour DOQ. This role is contract to hire (90 days before conversion).
Schedule: Monday – Friday 8am – 430pm – must be available for apartment turns and emergency response/on-call upon conversion.
Emergency Response Schedule: On call will be rotated between maintenance technicians and maintenance supervisor (rotated weekly).
The Maintenance Technician is responsible for maintaining and repairing property plumbing, appliances, HVAC, and equipment to ensure it is kept in good condition and operates correctly. Respond to Yardi Maintenance requests and assist with unit turns.
Responsibilities and Job Duties:
- Completes general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.
- Responds to open work orders and resolves resident/tenant requests within 24 hours.
- Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, and repairs done in a timely and impeccable manner.
- Assists in scheduling and completing preventive maintenance for buildings and building equipment.
- Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects.
- Diagnose problems, replace or repair parts, test and make adjustments.
- Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.
- Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.
- Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required.
- Assists in maintaining sufficient maintenance supply stock.
- Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following:
- As applicable, supervises, coaches, directs, trains and evaluates staff; Prepares and conducts employee reviews and completes timecard approvals.
- Supervises on-site maintenance, if utilized at assigned properties. Develops specifications and continually evaluates service needs and performance in all areas of maintenance and management
- Provide residents with exceptional customer service and foster good resident relations
- Be a valuable part of an effective on-site team
- Maintain daily service request system and complete service requests
- Perform follow up calls on service requests as necessary
- Maintain preventive maintenance schedule and complete preventive maintenance
- Maintain physical appearance of the community
- Work after-hours emergency on-call rotation, as scheduled
- Perform apartment turnover duties
- Repair and replace appliances
- Maintain MSDS and follow all safety procedures
- Maintain maintenance inventory
- Maintain safe and organized maintenance shop, storage, and mechanical rooms
- Maintain lock out/tag out station of keys
- Maintain apartment history cards, lighting, and snow logs
- Work with contractors on snow removal, lawn care, etc.
- Monitor HVAC equipment
- Maintain pools if applicable both at your property or in on call POD
- Shovel/sweep using broom, shovel snow
- Work in extremes of climate/temperature (-20 to 110 degrees), rain, snow
- Other duties as assigned
Qualifications and Experience:
- 3 years’ experience in residential maintenance.
- Boilers license is required.
- CPO certification is required.
- Luxury Experience is required.
- Experience in unit turns.
- Valid Driver’s License and reliable transportation as this role will eventually have on-call.
- Be able to pass a Kari Koskinen background check.
