Embrace Living Communities has an opening for a Maintenance Technician at Peace Memorial Manor, 3737 Highland Ave, Downers Grove IL. This full-time position safely maintains and repairs the physical plant, maintains the grounds, and uses environmentally safe chemicals to clean all public and common areas in the housing community by performing the following duties. Supports the Embrace Living Communities wellness culture that encourages active aging and “living well.”
Essential Duties and Responsibilities
- Creates a respectful living environment for seniors and physically challenged individuals that is aligned with the mission, vision, and values of the organization. Works collaboratively with assigned housing community employees to promote harmonious relations among residents, employees, families, and partners.
- Safely performs repairs in accordance with industry standards. Repairs and preventive maintenance tasks include but are not limited to painting, plumbing, electrical wiring, carpentry, minor HVAC, appliances, locks, assembly of parts, replacing filters, etc. and other related activities in common areas, building exteriors, grounds and residents’ apartments based on the established preventive maintenance schedule and work orders received from management.
- Responds to emergency situations by performing repairs and related tasks needed to maintain safe and secure environment for residents and minimize damage to Housing Community buildings and grounds. Note: Must be on-call and available 24/7 in case of emergency.
- Conduct regular physical inspections of the housing community to ensure adherence to all physical inspection standards (such as local building codes, regulatory bodies physical inspection standard and owner/agent standards).
- Listens to residents’ requests and recommendations for maintenance and repair. May correct minor issues immediately. Reports previously unreported conditions to management.
- Assist in the development of a capital plan budget.
- Notifies management concerning need for major repairs. May solicit bids for major repair services from outside vendors, subject to review, selection and approval of Manager.
- Monitors outside maintenance and repair vendors’ personnel while on site and ensure contracted repairs are completed per the terms of the contract. Assists exterminator with pest control as needed.
- Prioritize the cleaning, refurbishing, and preparing of vacant apartments to minimize make ready time.
- Mows lawn, trims shrubbery and cultivates flowers.
- Operates snow removal equipment to maintain walkways, sidewalks, and parking lots.
- Empties trash cans and consolidates trash for regular pickup. Removes debris from outdoor areas including grounds, walkways, sidewalks, and parking lots.
- Sets-up areas prior to meetings and events as directed and tears-down afterward.
- Maintains inventory of supplies, parts and equipment and submits purchase orders as needed.
- Perform general housekeeping tasks, when needed.
- Responsible for understanding and following the policies and procedures in the Maintenance Operations Manual.
- Works cooperatively with assigned housing community employees to ensure the housing community is maintained to its highest standard in the most cost-efficient manner possible.
- Commits to organizational growth & sustainable building practices, energy efficiency and green product use where prudent.

Education/Experience
- One-year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.
Certificates and Licenses
- Willingness to obtain the CAMT certification.
