Duties and Responsibilities: As a Make Ready Technician at The Ridge at Lebanon, your responsibilities will include but are not limited to:
- Inspecting vacated apartment units and completing make-ready checklist.
- Preparing apartments for tour/next resident move-in, including lock changes, move-out inspections, trash out, punch out, and scheduling vendors when necessary.
- Changing A/C filters.
- Performing painting duties.
- Maintaining the work order system, logs, and other records as needed.
- Tracking and completing service requests on occupied and vacant apartments, office/clubhouse, and amenities.
- Performing timely repairs, including electrical, plumbing, HVAC, carpentry, lighting, etc.
- Displaying a friendly and courteous attitude towards residents and other employees.
- Performing building and common area upkeep daily.
Requirements: To succeed in this role, you should have:
- 2+ years of related maintenance experience and/or training.
- Excellent customer service skills with the ability to work well with others.
- Strong knowledge and skill in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
- Proficiency in all areas of apartment maintenance, including plumbing, electricity, painting, drywall, floor coverings, carpentry, locks, appliances, pools & spas, roofs, and life safety equipment.
- Team-oriented mindset with the ability to work independently on occasion.
- HVAC or EPA certification (preferred).
- Pool operation and maintenance experience (preferred).
- Availability to rotate in an "on-call" capacity related to our 24-hour routine maintenance guarantee.
