- Exhibit expertise in construction practices and provide estimating support for the business unit Purchasing Department.
- Apply the Company's vision, pledges, and guiding principles to every facet of responsibilities in an effort to improve our Company.
- Prepare and complete various quantity take-offs by trade, as needed.
- Create material and labor estimates for selected new home designs.
- Manage base house and option take-offs for new plans and communities.
- Identify changes to specifications, drawings or other information affecting takeoffs.
- Deliver timely and accurate takeoffs/quantities to business unit as required
- Monitor Extra Purchase Orders for takeoff extras and validate/update takeoffs as needed.
- Develop and maintain Quantity Take Off (QTO) systems and databases.
- Develop consistent procedures for Estimator(s) to follow when performing takeoffs and recording take-off data.
- Develop consistent spreadsheets to record data and extend pricing for Estimator(s) to use.
- Manage regional takeoff differences for nationwide plan catalog.
- Inform Estimator(s) of changes to specifications, drawings or other information affecting the Bill of Material takeoffs.
- Review Estimator(s) takeoffs for accuracy as needed.
- Support and train estimators as needed.
- Carry out responsibilities in accordance with the Company's policies and applicable laws. Responsibilities include interviewing, hiring, and training Associates; planning, assigning, and directing work; completing Associate performance reviews; rewarding and disciplining Associates; addressing complaints and resolving problems. Ensure that all new direct reports participate in the Company's onboarding program.
- To perform this job successfully, an Associate must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Ability to read and understand architectural documents, structural documents, and building code. Ability to use digitizers and other take-off tools is preferred.
- Bachelor's degree and at least 3-5 years estimating experience; equivalent combination of education and experience.
- Proficiency in spreadsheet creation, analysis and design.
- Experienced and knowledgeable on estimating tools and methods such as digitizers and various software.
- Organization, attention to detail, communication, and reasoning skills.
- Knowledge and experience in JD Edwards a plus
- Knowledge and experience in Plan Swift a plus
- Knowledge in Simpson Pipeline a plus
- Knowledge in AutoCAD Architecture a plus
- Must be a critical thinker and problem solver.
- Ability to follow established Company safety procedures.
- Ability to meticulously review construction drawings with an emphasis on detailed analysis and comprehension.
- Thorough understanding of residential framing methodology and the ability to visualize real world installation/application from two-dimensional frame and engineering drawings.
- Have a broad understanding of home building and purchasing practices.
