Job Summary: The Operations Supervisor will oversee the operations of the property’s Colocation Data Center, managing all related infrastructure throughout the building. This role involves close collaboration with the leadership of our Property Management and Data Center Operations teams. The ideal candidate will have the opportunity to establish efficiencies and best practices across the enterprise, with potential for growth within the function.
Key Responsibilities:
Staffing:
- Train and manage all MMR technical support personnel.
- Manage team availability, task delegation, and deadlines.
Provisioning:
- Oversee all physical aspects of customer installations and task delegations related to power turn-up and space configurations.
- Coordinate or install homeruns between customer cabinets/cages and the Meet Me Room (MMR).
- Manage rack conditions and cable management in customer environments.
- Provision and inventory all MMR RUs, install FDPs, port fiber cables to FDPs, and terminate customer fiber cables.
- Provision and inventory all POE activities, assign and tag innerducts for customer cable pulls.
- Track and inventory all cross-connects in the MMR.
- Manage service tickets for all customer requests.
- Ensure compliance with customer and contractor insurance requirements.
- Design, install, and manage riser infrastructure and cable facilities for tenant connectivity to the data center.
- Monitor and recommend improvements for the in-building corporate IP telecommunication system.
- Supervise data center conditions and activities to ensure compliance with facility policies and identify improvement opportunities.
Customer Service:
- Implement and manage ticketing/work order systems and procedures.
- Inspect team-installed customer equipment before service activation.
- Supervise installation contractors to ensure compliance with building guidelines.
- Oversee technical support services, including Remote Hands and troubleshooting.
- Coordinate storage, movement, and deployment of customer equipment for remote customers.
- Establish and enforce benchmarks for customer service response times.
- Ensure overall customer satisfaction throughout the relationship.
- Create orientation materials for new customers.
- Maintain an action item register for ongoing operational issues and report status weekly.
Capacity Management:
- Implement physical asset inventory management practices, including software/database tools and labeling standards.
- Establish and maintain naming/numbering schemes for cabinets, racks, and panels.
- Maintain inventory of all customer homeruns and cross-connects, including origin and destination ports.
- Track power allocation and utilization, providing feedback to the sales team on available capacity.
- Maintain inventory of and allocate new POEs and riser innerducts.
- Create and maintain visual inventory of data center colo space, MMR rack, and panel capacity.
Equipment Maintenance:
- Select vendors and negotiate contracts for routine maintenance of key infrastructure systems (HVAC, UPS, DC plant, generator, fire/life safety, access/security, BMS).
- Create and maintain equipment maintenance schedules and logs.
- Determine and maintain optimal setpoints/parameters for all infrastructure equipment.
- Oversee non-routine equipment repairs, replacements, and upgrades as needed.
Position Requirements and Desired Skills:
- Experience: Minimum of 5 years in telecommunications and/or colocation facility management, with a strong understanding of the telecommunications industry (including telecom carriers, networks, inside/outside plant, transport equipment, etc.).
- Education: Bachelor’s degree preferred.
- Technical Knowledge: Proficient in DWDM, Ethernet, IP, and SONET technologies.
- Hands-On Experience: Skilled in DC power installation, fiber optic cable installation, termination, and testing.
- Electrical Systems: Strong knowledge of electrical power systems, including utility switchgear, AC and DC distribution, UPS/battery backup systems, and diesel generators.
- HVAC Equipment: Familiarity with typical colocation facility HVAC equipment.
- Customer Agreements: Experience in administering customer license agreements.
- Infrastructure Design: Hands-on experience with infrastructure design and construction, including relay racks, data cabinets, and cable support structures.
- Analytical Skills: Strong analytical, critical thinking, problem-solving, and organizational skills.
- Communication: Excellent communicator, capable of articulating complex analysis and solutions both orally and in writing.
- Track Record: Demonstrated track record of accomplishments and promotions in the field.
- Detail-Oriented: Detail-oriented problem solver, focused on meaningful solutions.
- Work Style: Experience working independently and collaboratively, effectively managing priorities while meeting hard deadlines.
- Cross-Functional Ability: Ability to work cross-functionally with ease.
- Software Proficiency: Proficient with the Microsoft Office Suite, including Visio and advanced Excel skills.
- Database and CAD: Experience with relational database programming (Microsoft Access, SQL Server) and AutoCAD preferred but not mandatory.
- Budget and Contracts: Experience in budget and contract management.
