PRE-CONSTRUCTION PROJECT MANAGER PAY RANGE; $75,000 - $110,000, based upon experience.
THE COMPANY: Intrinsic Development is a full service real estate development company that specializes in upscale multi-family and commercial mixed-use developments. Our organization has built more than 3.5 million square feet of projects, with an additional 300,000 square feet currently under construction. The Intrinsic Development team has successfully developed everything from hospitality venues, to mixed-use, multi-family, hotels, clinics, offices and restaurants across 6 Midwestern states. We are excited to expand into Lee's Summit, Missouri which will be the new home for our corporate office. This expansion coincides with the launch of our new 260+ acre mixed-use development, which will feature approximately 2,900 luxury multi-family units, as well as over 660,000 square feet of retail, office, entertainment, hospitality space, and other related commercial uses.
PRE-CONSTRUCTION PROJECT MANAGER POSITION: The Pre-construction Project Manager will support the bidding process by preparing estimates and proposals for hard bid and conceptual projects. This position will be responsible for all aspects of the bidding and estimating process including quantity takeoffs, review of plans and specifications, developing unit costs to estimate final project costs, soliciting and negotiating prices from subcontractors/suppliers, bid analysis and interacting with design professionals and the Intrinsic management team. As a pre-construction project manager, you will assist in recommending sub selection and award, buyout, and value engineering.
PRE-CONSTRUCTION PROJECT MANAGER RESPONSIBILITIES:
- Conceptual Estimating:
- Review and understand project documents at a conceptual and schematic level
- Complete on-screen takeoff of project quantities for all scopes of work
- Prepare internal estimates based on use of historical cost information from bids and completed work
- Support the Design and Construction teams in evaluation of historical costs
- Create and analyze reports for expense control for future use and benefit
- Working with team to underwrite and analyze actual and potential construction projects
- Complete design review and analysis in order to identify value engineering solutions
- Bid Administration:
- Prepare and maintain status of plan reproduction
- Solicit and maintain communication with subcontractors and vendors
- Prepare subcontractor bid packages
- Transmit addenda and other bid information to subcontractors
- Ensure proper coverage from subcontractors on bid day
- Show creativity and resourcefulness to gain better pricing from subcontractors
- Project Knowledge:
- Review bid requirements thoroughly and ask follow-up questions on every bid
- Understand scope for each trade assigned
- Develop RFIs and clarifications to ensure adequate subcontractor coverage
- Perform a comprehensive "bid day" analysis and scoping of specific assigned trades
- Understand how to fit subs to the size/scope of project
- Create bid lists that fit scope of job to ensure we have the right subs for the project
- Provide value engineering ideas on every bid
- Subcontractor Award:
- Check requirements to buy the proper scope
- Award subcontracts in a timely manner to ensure release of materials
- Ensure subs are aware of and committed to project schedule
- Provide subs with as much project information as possible (i.e. project team, permit status, etc.)
- Performs all manner of analytical and technical tasks by reviewing, and analyzing the scopes of contractor agreements
- Subcontractor Management:
- Seek and qualify new subcontractors
PRE-CONSTRUCTION MANAGER QUALIFICATIONS:
- Bachelor's degree in Construction Management, Project Management or Engineering; or years of equivalent experience.
- 2-3 years' estimating experience in the commercial / multifamily construction industry
- Proficiency with Microsoft Office Suite products (outlook, word, excel, MS Project, power point etc.), Procore and Bluebeam
- Must be familiar with estimating concepts and ability to interpret drawings and specifications.
- Attention to detail and problem-solving ability.
- Self-motivated team player with mechanical aptitude.
- Demonstrate strong interpersonal skills and the ability to clearly articulate ideas both verbally and in written communication.
- Demonstrate ability to be productive, positive, and proactive in a fast-paced work environment.
- Ability to see the overall requirements of client satisfaction without losing sight of details.
