We are looking for an experienced and resilient Property Manager to oversee the operations of a 700-unit high-rise residential apartment building in transition. This building, which is undergoing substantial improvements and restructuring, requires a strategic, hands-on property manager with a focus on driving operational efficiencies, stabilizing resident relations, and leading a team to turn the property into a desirable community for residents.

- Base Salary: $80K-90K commensurate with experience

Key Responsibilities:
- Property Operations: Oversee all daily operations, ensuring that the building meets compliance standards and operating procedures. Manage relationships with vendors, contractors, and service providers to ensure high-quality and timely service delivery.
- Resident Relations: Serve as the primary point of contact for residents, addressing concerns, resolving complaints, and fostering a positive living environment. Develop and implement strategies to improve resident satisfaction and retention.
- Investigate and/or report any incidents regarding the residents, employees, vendors or others regarding the property
- Financial Management: Develop, manage, and optimize the property budget; oversee rent collection, and manage financial reporting. Provide forecasts and work with the executive team to meet revenue and expense targets.
- Manage collections and evictions for the complex
- Assist with preparing reports for ownership by collecting, analyzing, and summarizing property data
- Maintenance and Facilities Management: Work with the Building Engineer to oversee maintenance and repair needs, focusing on critical issues impacting resident satisfaction. Coordinate ongoing property improvements and ensure compliance with health and safety regulations.
- Perform/Schedule daily physical inspections of the property and coordinate with the maintenance team
- Staff Leadership: Hire, train, and manage on-site staff, including leasing agents, maintenance personnel, and office administrators. Foster a supportive and results-oriented team environment.
- Implement, design, and maintain a resident retention program
- Marketing & Leasing: Work with the leasing team to implement targeted marketing strategies that attract new residents while working to reduce vacancy rates. Collaborate on leasing plans to drive occupancy and support the community's revitalization goals.
- Compliance & Risk Management: Ensure property operations comply with all regulatory requirements and that risk management practices are enforced, particularly given the property’s distressed status.
Qualifications:
- Experience: 5 years in property management, with proven experience managing large residential properties, preferably in distressed or turnaround environments.
- Leadership Skills: Strong team leadership experience, with the ability to mentor, inspire, and manage a diverse staff in a high demand setting.
- Customer Service: Exceptional communication and interpersonal skills, with a track record of successfully addressing resident concerns and enhancing community satisfaction.
- Financial Acumen: Proficiency in budget management, financial reporting, and an understanding of property management software.
- Yardi Voyager and Rent Cafe Experience Preferred
- Problem-Solving Mindset: Proactive approach with excellent critical thinking skills to identify issues, implement solutions, and make timely decisions.
- Physical Requirements: Ability to lift and carry objects such as packages or office supplies (typically up to 25–50 lbs). Must be able to walk the property and up/downstairs. Perform tasks that may require bending, stooping, or reaching, such as checking under desks or inspecting areas that are difficult to access
