About the Job
Primary Purpose of Position:
Oversee, monitor, and facilitate engineering operations for existing assets, new development, and acquisition projects throughout the NY Region.
Essential Functions:
+ Promote a culture of safety, client satisfaction, and energy efficiency throughout assigned properties.
+ Provide supplemental supervision, direction, and assistance to building engineering staff.
+ Support and advise on the maintenance and operation of building mechanical, electrical, and plumbing systems. Ensure these activities are carried out efficiently and according to BXP standard.
+ Provide oversight of the preventative maintenance and tenant service call programs.
+ Oversee implementation of the BXP Corporate Safety Program in assigned properties.
+ Conduct periodic building inspections and audits. Confirm operations and maintenance comply with expectations, including responsiveness to client complaints, energy efficient operations, preventative maintenance, record-keeping, OSHA compliance, practice of lock-out tagout, and all related safe practices.
+ Assist with the development of accurate and comprehensive Operating Budgets. Ensure maintenance and repairs are uniformly addressed throughout assigned properties. Assist with utility budgeting as needed.
+ Assist in developing the on-going five-year Capital Expense plan, for assigned buildings, as it relates to building systems and infrastructure. Outline projects and provide recommendations for capital projects that involve mechanical, electrical and plumbing systems. Ensure the plan’s execution.
+ Develop a full understanding of the BXP (Building Alteration) Rules & Regulations. Contribute edits as needed.
+ Review tenant fit-out and modification drawings in assigned buildings. Provide commentary on same, should there be design flaws or conflicts with existing conditions.
+ Assist with major mechanical, electrical, and plumbing modifications to building infrastructure. Provide engineering review of proposed improvements and advise senior management of recommendations.
+ Assist in the due diligence review of planned acquisitions.
+ Support energy conservation and indoor air quality programs.
+ Develop the engineering staff via performance management and ongoing professional development.
+ Participate in the solicitation of bid proposals concerning infrastructure, mechanical, electrical, and plumbing systems.
+ Develop and maintain standard operating procedures for the engineering teams and take steps to assure quality and efficiency of performance.
+ Oversee code compliance of building equipment/systems including but not limited to OSHA, Fire Alarm, Emergency Power Systems, HVAC, Elevators, Plumbing Systems and general building infrastructure.
+ Assist in the development, updating, and implementation of building emergency/contingency plans and coordinate the participation of engineering personnel.
+ Support building staff in response to building emergencies. Provide backup support to Chief Engineers.
+ Support the management of engineering staff. Provide hiring support as needed.
+ Actively participate in corporate, regional, and departmental task-force initiatives.
Non-Essential Functions:
+ Represent BXP Property Management when interacting with clients, both internally and externally.
+ Perform other duties as assigned.
Requirements and Qualifications:
+ Bachelors Degree in Engineering or Science, or related field, required.
+ High School diploma or equivalent educational certificate required.
+ A minimum of 10 years experience in facilities engineering and operations required.
+ 5 years supervisory experience with demonstrated leadership of engineering teams required.
+ Possession of FDNY Certificates of Fitness as needed for the operation of commercial office buildings is required. Including, but not limited to, the Q01 Refrigerant Engineer, S12 Citywide Sprinkler, S13 Citywide Standpipe, etc.
+ Demonstrated understanding of HVAC concepts and controls is required.
+ Demonstrated understanding of utility management and usage; including electric, steam and gas, is required.
+ Demonstrated knowledge of National / Local codes and regulations required.
+ Fire Life Safety Director certification preferred.
+ LEED Green Associate Credential is preferred.
+ Knowledgeable in ADA and OSHA requirements for training and general industry.
+ Strong communications and organizational skills. Ability to facilitate presentations preferred.
+ Strong leadership and interpersonal skills.
+ Ability to organize, set priorities and motivate others.
+ Ability to work independently as well as an effective team member or leader.

Physical Requirements:
+ Involves work of a general office nature usually performed sitting such as operation of a computer.
+ Involves work of a general office nature usually performed standing such as operation of a fax and printer.
+ Travel between sites is required.
+ Presence in mechanical spaces and on construction sites is frequently required.
+ Vision ability must allow the reading of printed materials, and drawings.
+ May be required to stoop, crouch, kneel, crawl, balance, climb stairs and/or ladders, work at heights and in environments with wide ambient and conditioned temperature ranges both while working outside and inside.
+ May be required to lift and move objects up to 50 pounds.
Internal and External Contacts:
+ Regularly interfaces with BXP employees, clients, and vendors as well as various consultants and construction personnel.
Reporting Structure:
+ This position reports to the Director of Engineering, NY Property Management, who provides supervision, guidance, and evaluation of work performance.

$143,850 - $213,340. BXP offers a competitive total rewards package including base salary and annual discretionary bonus. The range represents expected base salary; compensation will be determined based on role, skills, experience, qualifications, location, and other job-related factors.
