POSITION SUMMARY
The Regional Vice President is responsible for effectively setting strategy, goals and objectives for the portfolio's properties. This position is a key leader of Regional Management and is accountable for all operations within their assigned portfolio. The successful RVP exhibits strong commitment to the service needs of the internal and external customers balancing the needs of the company, owners and team.
You will be a primary contact with your clients and your written and interpersonal communication with them is key to your success. You will be the corporate arm of Elmington to your sites, carrying Elmington's culture and company-wide objectives with you through your site visits and weekly calls with your Regional Managers.

ESSENTIAL JOB FUNCTIONS:
- Ensures the team of Regional Managers works to execute the strategy of the Owner(s) and Elmington.
- Understand all aspects of the affordable housing programs (e.g. LIHTC, bond financing, HOME) applicable to the properties. Insure the proper training, implementation, and accountability by staff.
- Exhibits a clear understanding of complex financial statements and budgets providing the capability to create annual budgets, oversee and manage P&L to meet performance goals.
- Assumes responsibility for financial management and reporting for properties within assigned portfolio
- Oversees the successful execution of Elmington's community performance and non-negotiables by the team
- Develops, recommends, follows and enforces all company policies and procedures
- Performs salary administration, conducts interviews and makes recommendations for new hires, consultants and/or replacement personnel for management within portfolio.
- Conducts regular review of portfolio performance; identifying red flag properties, proposing recommendations for improvements and monitoring progress toward established goals and objectives. Conducts regular ops review to monitor and ensure the success of each asset along with Area VP/Regional Managers; implement strategies that will enhance overall performance and profitability.
- Identify leading edge technologies, trends, processes, etc. to be implemented into best practices.
- Maintains an awareness and understanding of the goals of the company and work to enhance its overall image and presence in the market
- Oversee required monthly, quarterly and annual reporting of the portfolio to the Company's management team, investors, and lenders.
- Identify new potential third party business relationships and pitch new business together with sales team.
- Assist in due diligence and underwriting of potential new acquisitions.
- Provide assistance/strategic direction with acquisitions/disposition of properties
- Develop and foster relationships with key clients, industry and trade associations, government representatives, public service organizations, customer groups and vendors as necessary in the overall management of the portfolio
- Represents Elmington with owners, vendors and the company at large during meetings and in team association events in a positive manner
- Travel to markets to make critical in-person connections with your team and key clients
- Performs all other duties as assigned
SPECIFIC EDUCATION OR EXPERIENCE:
- Bachelor's degree in a field such as real estate, management, finance human services, or a related field or 10 years of multi-location management experience
- Minimum of 5 to 10 years of Affordable Housing experience.
- Minimum of 5 to 10 years multifamily, multi-location property management experience. CPM preferred.
- Demonstrated track record of successfully leading high visibility and/or performance challenged properties
- Adapts well to changing priorities and circumstances
- Working knowledge of local and federals laws including Fair Housing and Landlord Tenant Laws
- Strong interpersonal skills with the ability to influence /coach
