Position Summary
Grassy Creek, LLC is seeking a personable, outgoing, and organized Residential Property and Maintenance Manager to maintain all residential and short term rental (STR) properties in Jacksonville, Florida. This role is responsible for performing proactive and reactive maintenance, maintaining the function and appearance of properties, oversee inventory, and coordinate with subcontractors. This position will work closely with the Director of Property Management and the Asset Manager. This position requires a valid driver’s license, high school diploma, and 5+ years maintenance experience. The ideal candidate will possess an applicable Associate’s or Bachelor’s degree, the ability to solve problems in a dynamic decision-making environment, and high ethical standards. This full time, year round position starts at $55,000 - $75,000 annually, depending on experience and qualifications.
Roles and Responsibilities
Position Purpose
This position is responsible primarily for the maintenance of Jacksonville, Florida residential and short term rental (STR) properties.
Responsibilities/Duties/Functions/Tasks
Perform proactive and reactive maintenance of properties.
- Maintain function and appearance of Jacksonville properties including:
Landscaping and grounds, leaf/debris/weed removal.
Building exterior and interior.
Mechanical systems.
Pool/spa and water features.
Identify, report, track and resolve maintenance issues at properties.
Schedule and coordinate ongoing service and maintenance of property systems.
Ensure that preventative property maintenance is scheduled and completed.
Support and assist with all proactive and reactive maintenance of all vehicles and boats.
Procure spares and replacement parts, as necessary.
Test and maintain the property’s smart home systems (with Grassy Creek support team).
Complete property checklists.
Oversee and coordinate property maintenance subcontractors, as needed.
Perform on-property repairs including electrical, wood carpentry, mechanical, plumbing, and landscaping.
Understand and utilize company software for daily and weekly updates and communication with the Director of Property Management (PM) and Asset Manager.
Attend weekly meetings with Director of Property Management (PM) and Asset Manager to schedule tasks.
Assistance with general tasks for properties as needed.
Oversee shipping, receiving, and organizing of packages for properties and assets.
Oversee storage and maintain inventory of items.
Assist with general errands and miscellaneous tasks as needed.
