Lifestyle Communities successfully develops and markets high-end cooperative multi-housing communities
whose home base is in Edina, Minnesota.
We're seeking a Cooperative Sales Manager to inspire active adults in Des Moines to join our thriving
community. A real estate license is not required to sell co-operative memberships, but a track record of successful
membership sales and client service experience is essential.
As a Cooperative Sales Manager, your primary roles are selling the cooperative living experience and identifying,
educating, and getting prospective owners to secure their interest in the communities we develop. We need a
relationship builder to:
• Create and implement marketing and sales strategies for our newest cooperative living communities in
the Des Moines, Iowa specifically the Ingersoll and Grand Ave area
• Gain full understanding of the competitive market
• Conduct individual and group sales presentations
• Meet one-on-one with prospects to understand their residential needs and explain how our cooperative
setting will meet their needs
• Work with the buyer/member to select home personalization finishes at the Sales and Design Gallery
The Sales Manager is responsible for managing the customer relationship from prospect, education, and sales,
through to design and construction.
While the home office is located in Edina, MN, the Sales Manager will be working extensively within a
multifaceted team of sales, design, and development professionals and may travel to Minnesota occasionally for
training and work related events.
What You'll Do:
Sales and Cooperative Lifestyle
• Manage membership sales activities for cooperative living, an ownership model for the 62+
active adult consumer.
• Work with our Leadership Team to create, assess and implement marketing plans to
ensure tactics are effective for membership sales conversions.
• Achieve our requirement to presell 60% of residences prior to construction
commencement, selling out remaining residences and building waitlist for future buyers.
• Manage and process all sales and qualifying paperwork, including the accounting of deposits and other payments or
costs associated with a member's purchase.
• Manage consumer database and update reports, inventory and actively use the
information to aid in the customer journey and appropriate sales funnels via the
Customer Relationship Management (CRM) software.
• Coordinate and lead large - and small-group events presenting cooperative living benefits
and characteristics to 62+ prospects, influencers, local businesses, and/or organizations.
• Execute and support our company's customer service and brand standards, ensuring
excellence and best practices in delivering client experiences.
• Coordinate and initiate the buyer's personal selection process within each cooperative
home purchased, bringing in other team members as needed to supplement or enhance
the buyer's experience and confidence in their cooperative home purchase.
Lead assigned membership sales and communication processes with prospects in
coordination with the Leadership team and key team members:
• Fully understand the intricacies of each unique housing project developed, home plans
offered, pricing options, amenities offered, and the lifestyle difference.
• Understand the overall market and other housing options (e.g., competitor's strengths
and weaknesses, economic trends, supply, demand) in the immediate marketplace and
industry and learn how to sell against them.
• Greet clients, members, guests, and others in a professional and friendly manner and
provide prompt responses according to preferred means (e.g., call, email, writing, in
person).
Team Support
Foster positive and lasting relationships among internal teams, prospective clients, existing
clients, and consulting partners:
• Assist and support Lifestyle Communities Team in the management of workflow such as:
brand awareness, active marketing campaigns and consumer support, data entry, calls
and correspondence, and supporting the discovery process with consumers.
• Work in collaboration with all team members to aid in each project's sales goals.
• Collaborate and partner with Design and Development team to ensure a seamless
interior finish and personalization process for clients, becoming knowledgeable in the
personalization process by showcasing and coordinating interior options and selections.
• Be a resource to our design and construction consultants as needed to understand sales
or unit finish trends/requests that can inform best overall results to company, its
partners, and clients.
Other Duties as assigned.
Work Location: Primary work location is based out of your home and sourced community venues
for customer meetings until the Lifestyle office is completed which will be located near Ingersoll
and Grand Aves. Flexible work location, occurs naturally depending on each days schedule.
Work Schedule: Primarily between 9 am - 5 pm CST Monday-Friday plus flexibility for occasional
weekends and adjusting to meet with prospective member/buyers
What You'll Bring:
• Bachelor's Degree in Business, Marketing, Hospitality Communications, Real Estate, or relevant field
preferred.
• 2+ years of related experience in a professional office, membership sales, real estate,
and/or hospitality environment.
• Strong sales skills with a deep understanding of sales processes and techniques.
• Proficient in Microsoft Office and Google Workspace
• Excel at building strong relationships and delivering exceptional customer service.
