Job Purpose
Sr Facilities Administrator is responsible for administrative, financial and technical aspects of managing facility operations (data center), maintenance, projects, and support activities of in-house and subcontractor work. Supervises assigned staff, ensures operations are performed in safe manner and manages emergency operational readiness and capability. Acts as point of contact for all contractual, technical, and administrative matters at assigned facilities and communicates with local management on facility activities. The position represents the full and varied facilities management functions needed to operate and maintain individual facilities with annual operating budgets of $1-2 million and capital improvement budgets of $500 – 1.0M per year.
Supervises a group of engineers to insure reliable and efficient operation of Central Plant. Operates, maintains and repairs one or more engineering systems providing the building services required for an operation to function, such as: Mechanical systems, Heating and Air Conditioning Refrigeration, Electrical systems, Emergency Power Generation, Uninterrupted Power Supply (UPS) systems, Fuel Distribution systems, Water, Treatment, Boiler Heating and Plumbing systems. Possess a general understanding of building automation systems. Observes system's gauges, meters, displays for proper operations and adjust as required. Oversees preventative and corrective maintenance work orders systems and their components.
Key Accountabilities
- Supervise maintenance contractors and suppliers with whom we have agreements. Ensure contractors and suppliers are providing the level of service and scope of work agreed upon. Monitor invoicing and compliance with approved billing limits. Ensure compliance with all AHM policies and local, State and Federal government regulations.
- Operates, maintains, repairs and inspects boilers, chillers, pumps, cooling towers, air compressors, motors, expansion tanks, air separators, diesel generators, air handlers and related equipment.
- Maintain accurate and detailed preventive maintenance records separate from the vendor invoice files, for all equipment.
- Develop and assist in the development of Specifications for on-going maintenance contracts.
- Respond to emergency situations 24/7. Coordinate contractor and other AHM department’s response as required
Qualifications, Experience, and Skills
Minimum Educational Qualifications:
- High School Diploma plus key technical or related training in HVAC and Data Center Operations and a minimum of 5 years of related hands-on experience.
- A valid city Engineers License or certification in one critical O&M area a plus.
Minimum Experience:
- Five years’ experience in the operation, maintenance and repair of boilers, chillers, pumps, air compressors, cooling towers, motors, diesel generators, air separators, expansion tanks, air handlers, water distribution systems, UPS systems, electrical distribution systems and building HVAC systems. Experience in the operation of Building Automation Systems, DSC Network, primary and secondary controls. Must have past supervisory experience.
Other Job-Specific Skills:
- Works with vendors scheduling contracted work, shifting machinery and operating systems as needed so that contracted work can be performed on schedule and with no disruption of services to the facility. Ensures vendors perform all tasks as stated in service contract. Ensures required Preventative Maintenance is performed on equipment and systems. Assigns work to Shift Engineers and inspects work performed. Maintains history records on all equipment and systems. Operates, maintains, repairs, and inspects boilers, chillers, pumps, cooling towers, air compressors, motors, expansion tanks, air separators, diesel generators, air handlers and related equipment. Performs water chemistry testing and chemical treatment on boiler water, cooling tower water, open and closed loop systems. Instructs others in proper water treatment and testing procedures. Assigns routine testing and treatment of systems to Shift Engineers. Ensures all areas are maintained clean and safe by assigning cleaning stations, issuing work orders and routine inspections. Reads technical manuals and blueprints. Acts as lead man during major repairs or installation projects. Performs other related duties as assigned by Facility Service Administrators.
- Proficiency in computer applications and software such as MS Word, Excel, Outlook and CMMS programs.
