ESSENTIAL DUTIES AND RESPONSIBILITIES : include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
- Managing day-to-day property operations , including leasing, rent collection, maintenance and resident relations in accordance with company policies and procedures.
- Maximizing financial performance of the property and preparing and operating within the annual budget, to include approving and tracking property expenditures and ensuring they align with budget projections.
- Leading the customer experience and interacting daily with the property's residents, visitors, and team members to ensure a safe, clean, and luxury environment is maintained.
- Performing routine physical inspections of the property, verifying conditions, and ensuring repairs are completed timely.
- Overseeing property improvement projects that enhance value and curb appeal And providing recommendations on new opportunities.
- Managing jurisdictional and local counsel relations, including, but not limited to, licensing, code management, violation rectification, and resident evictions.
- Ensuring all property vendors provide the highest level of service and operate within the guidelines of their contract and company policy.
- Recruiting, hiring, leading, and training a team of onsite office and service professionals. Reviewing and approving payroll; and managing employee relations.
- Overseeing mixed-use tenant(s) performance to ensure compliance with community standards and lease agreements. Tracking timely rent payments, ensuring adherence to operational guidelines, and building positive relationships with tenant(s).
- Ensuring the timely preparation and submission of required weekly and monthly reports.
- Creating, executing, and maintaining marketing plans to attract and retain tenants, which involves organizing resident events, engaging on social media, and conducting community outreach.

- High school diploma or equivalent required.
- 5+ years' experience as a Property Manager, with a minimum of two years managing a luxury multi-family, high-rise property with mixed-use components required.
- Proficiency in using social media such as Facebook, Instagram, LinkedIn, TikTok, and YouTube is preferred.
- Intermediate experience with Microsoft Office Suite.
- Excellent customer service skills and ability to lead by example.
- Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency.
- Knowledge of Fair Housing, ADA, and Landlord-Tenant laws.
- Lease-up experience preferred.
