Job Title: Affordable Housing Leasing Agent, Buffalo Region.
Reports To: Community Manager/Regional Manager
Earnings Status: Non-Exempt, $19.00-$24.00/hr. based on experience; 40 hours/week, benefits-eligible.
Summary:
The Leasing Agent for McCarley Gardens & St. John Townhome is responsible for leasing units and providing exceptional customer service to residents while actively assisting Community Manager with supervision and administrative responsibilities. Additionally, the Leasing Agent is required to actively promote company mission, values, and culture, as well as act with the highest level of ethical decision-making at all times.
Essential Functions: Assists the Community Manager with the following (including but not limited to)
- Manages communications with residents, including but not limited to, payment reminders, payment arrangements, and/or legal eviction procedures.
- Assists residents/prospective residents with questions; schedules and performs applicant/resident interviews.
- Processes, approves or denies rental applications in accordance with the Tenant Selection Plan, Marketing Plan, Compliance Programs and all applicable laws and regulations.
- Collects rent, processes billing statements, posts payments, and deposits receipts.
- Prepares reports and maintains accurate records and resident files.
- Processes move-out paperwork and security deposits.
- Creates application packets and enters applicants into system.
- Processes monthly lease renewals and prepares all necessary documentation to schedule and conduct interim and annual re-certifications or lease renewal signing according to policies and procedures.
- Maintains an organized and professional workspace to effectively manage and process paperwork, and to ensure all residents and prospective residents feel welcome.
- Maintains a positive and professional customer service attitude at all times, including but not limited to being pleasant, respectful and responsive to residents, prospective residents, vendors, contractors and all staff.
- Formulates ideas for an effective marketing plan.
- Shows and leases apartments to prospective residents, processes, approves or denies rental applications.
- Schedules and conducts new resident move ins and updates vacancy and occupancy status daily; performs move in and move out inspections.
- Enforces and adheres to lease and rules and regulations, processes work orders and coordinates schedules with maintenance department.
- Obtains third party verification of income, assets and deductions (when applicable).
- Follows all company rules, regulations, policies, and procedures as set forth in training sessions, manuals, memos and other means of communication.
- Attends scheduled meetings including site staff meetings, corporate management meetings, or other meetings as required.
- Communicates professionally, respectfully and collaboratively as well as acts with the highest standards of ethical conduct at all times.
Other Functions:
- Performs related duties consistent with the scope and intent of the position.
- Effectively, respectfully, and professionally partners with all staff at all times.
Mental and Physical Demands:
- Required to contribute to harmonious and professional workplace environment, in which all individuals are treated with respect, supporting and upholding our zero-tolerance policy for harassment, discrimination, retaliation, or other prohibited conduct.
- Must have excellent communication, interpersonal, customer service, organizational, time management, and verbal and written skills.
- Must be able to communicate at all times respectfully and professionally with residents, emergency providers, outside contractors, all staff, etc.
- Must be able to maintain professional, respectful and collaborative communication as well as act with the highest standards of ethical conduct at all times.
- Must have computer proficiency in Microsoft Office and ability to navigate the Internet.
- Must be able to walk, move and transport up to 25 lb. loads, bend, stoop, climb stairs.
Core Competencies/Qualifications:
- High School Diploma.
- Minimum of 1 years’ experience in property management or customer service-related role preferred.
- Affordable Housing experience preferred.
- Must have reliable transportation.
- Familiar with standards for business letters, memos, contracts, etc.
- Required use of personal cell phone (reimbursement included).
- Must be able to walk, lift and move light loads (20 lb. max), bend, stoop, and climb stairs on a regular basis.
- Ensures consistent, professional and respectful communications to all in such a manner as to maintain the respect and goodwill of all residents and staff.
- Performs other duties as assigned and commits to promoting company culture, mission and values.

This community is designated to facilitate the housing needs of low-income households. Residency in all apartments at McCarley Gardens is limited to those households having moderate to low incomes. In addition to standard wages, income includes monies received from many sources such as alimony, child support, pensions, and social security, etc. The units at McCarley Gardens will serve at or below the 60% of the area median income.
St. John Townhomes I is owned by St. John Townhomes, L.P. and professionally managed by Cornerstone Property Managers, LLC. This community is designated to facilitate the housing needs of low-income households. Residency in all apartments at St. John Townhomes I is limited to those households having moderate to low incomes. St. John Townhomes II owned by St. John Townhomes II, L.P. and professionally managed by Cornerstone Property Managers, LLC. Our community is operated under the Low-Income Housing Tax Credit Program (LIHTC), within Section 42 of the Internal Revenue Code. This community is designated to facilitate the housing needs of low-income households. Residency in all apartments at St. John Townhomes II is limited to those households having moderate to low incomes. In addition to standard wages, income includes monies received from many sources such as alimony, child support, pensions and social security, etc. The units at St. John Townhomes II will serve at or below the 50% of the area median income.
