As an Apartment Maintenance Technician, your day begins with a quick walk through the property, groundskeeping, and inspecting common areas and hallways. You’re always on the lookout for anything out of place—flickering lights, leaks, or AC units in need of attention.
Today’s work orders come in fast: a leaky faucet in one building, a broken thermostat in another. You grab your tools and head out, knowing the residents rely on you. You quickly fix the faucet and troubleshoot the AC, leaving residents thankful for your quick, professional help.
Next, it’s time to check on a couple of vacant units. You fix a few appliances, touch up paint, and make sure everything is spotless before new residents arrive. These small details make the difference, turning empty apartments into homes.
Preventive maintenance is a key part of your role. You spend time inspecting HVAC systems, pool pumps, and boilers, knowing that catching issues early prevents bigger problems down the road.
Midday, an emergency comes in—a water leak in a unit. You rush over, shut off the water, repair the pipe, and patch the wall before it causes any serious damage. The resident is relieved, and you get things back to normal quickly.
As the day winds down, you assist the team with trash removal, ensuring the grounds stay clean and welcoming. You walk through the property one last time, feeling proud that everything is in top shape. Whether it’s handling emergencies or routine tasks, you know your work keeps the apartment community running smoothly.
By the end of the day, you’ve made repairs, completed preventive tasks, and ensured residents are comfortable and happy. It’s all in a day’s work as an Apartment Maintenance Technician.

YOUR CONTRIBUTIONS:
- Complete work orders on a timely basis.
- Perform preventative maintenance.
- Check, troubleshoot, and repair the following items: appliances, plumbing, carpentry, drywall, electrical.
- Inspect the community on a regular basis and report any needs to the Service Director.
- Participate in all community maintenance duties, including; preventative maintenance, service request completion, and groundskeeping.
- Handle emergencies that arise with appropriate communication and reporting follow-up.
- Conduct business in accordance with company policies, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
SKILLS REQUIRED:
- Experience using equipment, supplies, and materials used in the maintenance field.
- Excellent customer service and passion for helping people.
- Ability to lift, push, and pull up to 90 pounds.
- Attention to safety and ability to comply with all MSDA Sheets.
- Good communication and attention to detail.
