Are you an experienced Apartment Property Manager seeking a new or part-time opportunity? Do you excel in a supportive, collaborative work environment? We’re looking for a dedicated team member to manage our beautiful apartment building in Watertown, SD. You will play a vital key role in maintaining high standards of property management and exceptional customer service.
What You'll Do:
- Manage rental activities to maintain high occupancy, including preparing and showing apartments, evaluating applications, preparing leases and renewals, facilitating communication, and coordinating unit turnovers within three weeks.
- Oversee revenue and collections by assisting with property expenses and budgeting alongside the Regional Residential Manager, collecting rent, preparing security deposit transmittals, following up on past due payments, negotiating late rents, assessing fees, and coordinating eviction services.
- Ensure strong resident and customer relations by addressing concerns promptly and professionally, fostering positive relationships with residents, property maintenance, and vendors, and providing orientation materials for new residents while ensuring after-hours service coverage.
- Maintain strong organizational skills with daily data entry of tenant, rental, and property information in rental software, running monthly reports, following up as needed, and keeping records of leases, move-outs, and openings up to date.
- Oversee building and grounds maintenance by identifying deficiencies, communicating with Property Maintenance, and ensuring efficient pool operations, promptly addressing any issues.
What We're Looking For:
- Minimum of three (3) years of experience in Property Management or a related professional role.
- Proficiency in MS Office, email, and office equipment required; Rent Manager experience is a plus.
- Strong understanding of diverse disciplines essential for managing residential housing.
- Exceptional customer service, negotiation, and diplomacy skills.
- Self-motivated, service-oriented, and goal-driven individual.
- Strong leadership with excellent written and oral communication skills.
- Proven ability to manage multiple complex operational matters.
- Consistently prioritizes, and completes tasks accurately, efficiently, and professionally.
