ADDITIONAL INFORMATION: This 12 Month position is part of the AFT bargaining unit.
PRIMARY PURPOSE: The purpose of this position is to provide guidance and direction to assigned custodial staff and to ensure the proper maintenance, operation, and cleanliness of the entire facility. Provides supervision and support to community use and building events. The essential job duties of this position are as follows:
- Provides guidance, assistance, direction, and training to custodians; assists in evaluating work performance.
- Secures the building each day checking entire school for vandalism and safety hazards, taking corrective action when needed.
- Prevents damage to building and ensures safety of staff and students by remaining alert to potential hazards including de-icing and snow removal from sidewalks and ramps.
- Performs minor maintenance repairs and reports through proper channels repairs that cannot be accomplished by building custodians.
- Performs regular safety inspections of equipment, ladders, fire extinguishers, and emergency lights; cleans gutters and downspouts on roof; replaces lights using proper safety precautions.
- Prepares cold weather watch and emergency information; operates gas-fired boiler heating and ventilation systems, computer controlled heating and ventilation systems, and heat pump systems.
- Inspects for maintenance and service the cleaning, lubrication, changing, and ordering of filters for both external and internal heating and ventilation units, circulation pumps, air compressor, and hot water tanks.
- Cleans an assigned area performing all aspects of custodial work including sweeping, vacuuming, dusting, trash removal, cleaning, and disinfecting of restrooms.
- Provides direction to custodial staff in the performance of their duties to ensure that cleaning of assigned areas is in compliance with departmental, safety, and health regulations.
- Inspects custodial areas weekly or as needed.
- Provides input for evaluating assigned custodial staff annually.
- Adjusts work schedules in case of emergencies or severe weather conditions at facility.
- Ensures that work is properly performed during special events, community use of facility, and staff absences; directs substitute and temporary relief personnel with assigned duties.
- Verifies, signs, and forwards staff payroll sheets to the building operations manager.
- Plans and facilitates cleaning of facility for summer, winter, and spring breaks.
- Ensures custodial equipment is in proper working order.
- Orders and maintains inventory of custodial supplies, materials, and equipment.
- Maintains records of meter readings (utility usage), heating plant log, computer log, asbestos reports, and MSDS reports; including updating and tagging chemicals; enters, tracks, and files maintenance work orders via the automated work request system.
- Maintains a work environment that supports best resource conservation practices.
- Serves on building safety committee.
- Accepts deliveries and supplies, forwarding paperwork to the office.
- Answers calls and requests from the principal and school office.
- May perform inventory of school equipment, computers, and the like.
- May assist in ordering inventory and stocking of school supplies and materials.
- Assists faculty in school-related maintenance or custodial requirements as time permits, e.g., adjusting student desks, assembling new furniture, moving furniture, lifting and moving various heavy objects, and other similar tasks.
- Undertakes special projects as assigned.
- Arranges own coverage for emergency morning absences.
- Responds to emergency calls to the school in the event of fire, vandalism, or other emergencies.
- Serves as member of the building operations team, performs related duties consistent with the scope and intent of the position as assigned.
QUALIFICATIONS:
- Graduation from high school (or equivalent) and a minimum of two years of successful experience as an assistant head custodian in secondary school custodial work; or any equivalent combination of experience and training that would provide the applicant with the desired knowledge, skills, and abilities required to perform the work.
- Valid Washington State driver’s license.
- Considerable knowledge of building cleaning methods, processes, and techniques.
- Considerable knowledge of the tools, materials, and equipment used in large-scale building cleaning.
- Considerable knowledge of proper safety precautions and procedures related to large-scale building cleaning.
- Ability to plan, organize, and coordinate the work of custodians.
- Ability to provide guidance, direction, and training to custodians.
- Ability to detect problems and perform minor repairs of buildings and other facilities.
- Ability to establish and maintain effective working relationships with other employees, students, and school visitors.
- Physical ability to perform strenuous manual work.
- Skill in the operation and maintenance of all tools and equipment related to large-scale building cleaning.
- Skill in the use of internet, e-mail, MS Word, and Excel preferred.
WORKING CONDITIONS:
The daily work is performed both inside and outside the buildings and requires the use of ladders, machines, and equipment, such as scrubbers/buffers, wet-vacs, extractor, and related equipment. The work requires walking between two and six miles a day and working on slippery surfaces at various times of the years. The work is of a manual nature and requires the ability to walk, bend, stoop, crouch, climb, stand for long periods, twist, reach, push and pull, use far and near visual acuity, and lift weights from ten to fifty or more pounds to shoulder height. Weights over fifty pounds are lifted with proper safety equipment. Vacuuming requires the use of a backpack vacuum weighing eleven pounds when empty and sixteen pounds when full. The work exposes the employee to cleaning chemicals, fumes, and dust. Work requires adherence to established dress guidelines which include provisions for safety. All positions are assigned to the day shift, except the administration campus. An employee may be required to work other shifts on short notice. All positions are required to work a modified shift to support team cleaning and resource conservation measures during non-school cleaning periods. Regular attendance is required.
