Job Description: Responsible for ensuring the efficient operations of the property under the direction of the Community Manager.
Primary duties and responsibilities: Responsibilities are to include the following but are not limited to the job functions as outlined below. Additional tasks may be assigned as deemed necessary to the productivity of the site and management company.

Education and/or Experience: High school diploma or general education degree (GED) or one to three months related experience and / or training, or equivalent combination of education and experience.
Problem solving: Ability to apply common sense and the understanding to carry out detailed written or oral instructions and the ability to deal with problems as they arise to various degrees with the help of their direct supervisor.

- Responsible for timely and accurate data entry into the property software system.
- Responsible for assisting the Community Manager with generating all company required reports and all government required forms and documentation such as HUD recertification and lead base paint forms (if applicable).
- Responsible for adhering with in OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
- Supervision of the staff in Community Manager’s absence as well as all bookkeeping functions to include but not limited to creating and maintaining of all resident and apartment maintenance files and eviction and collection policies.
- Knowledge of all CIG Communities policies and procedures and enforcement of those at all times while he/she and managed employees are at work or representing the company.
- Responsible for helping Community Manager interview and hire all on-site employees.
- Conduct leasing and resident renewals for the community and ensure that all sales techniques and methods required by company are being used effectively and in a professional manner.
- Responsible for helping to implement, design and maintaining a resident retention program, newsletter, resident referral program and all community planned events.
- Responsible for maintaining a professional appearance and attitude at all times for self and all on-site employees.
- Courteous, efficient and timely response to any resident requests or complaints or vendor inquiries.
- Responsible for collecting all monies due the community and ensuring that all money is recorded, copied and taken to the bank on a daily basis.
- Responsible for reporting any unusual or extraordinary circumstances regarding the property or residents.
- Responsible for all additional job duties as required in the Policy and Procedures manual for community outreach, marketing path and all leasing related duties.
- Assistance with any special projects as needed.
- Attend industry-related functions and meetings
- Responsible for abiding by all policies and procedures as out lined in the Employee Handbook and Employee Policies and Procedures Manuals to include staff adherence to Fair Housing and Equal Opportunities.
