The Assistant General Manager (AGM)assiststhe General Manager (GM) in managing specific assets and ensuring client and tenant satisfaction. The AGM works closely with the GM to achieve financial results and operatingobjectives. Theyare responsible forunderstanding client investmentobjectives, developing property-specific strategic plans, and overseeing the implementation of approved initiatives by managing the property team. The AGM may also have responsibilities for managing other property team members andrepresentingJLL in the local and regional business community.

WHAT YOU’LL BE DOING
Administrative:
Maintain knowledge of lease agreements and ensure compliance from an accounting and operationsperspective.
Review and approve purchases of supplies andequipment.
Prepare annual submissions for JLL Property Awards Program and industryawards.
Ensure compliance with the development, revision, and implementation of property manuals andsystems.
Financial:
Assistwith the preparation and review of annual jurisdictional forms andfilings.
Work with Client Accounting Services (CAS) on accounting processes andparticipatein on-site bookkeepingfunctions.
Prepare and review financial documents related to buildingoperations.
Assistwith the preparation of the annual budgetdocumentation.
Report any variances, concerns, and projections to theGM.
Operations:
Implement the asset managementplan.
Inspect property and equipment and recommend projects for enhancing propertyvalue.
Assign employees to duties according toguidelines.
Arrange for property maintenance, alterations, andupkeep.
Ensure high-quality and cost-effective services through competitive bidding and contractmanagement.
Maintain emergency evacuation procedures and life safetysystems.
Assistwith compliance programs andpolicies.
Tenant/Client Service:
Serve as the primary/secondary contact for tenant servicerequests.
Meet with tenant representatives regularly and communicate with the propertyteam.
Conduct periodic inventory of building contents and propertyconditions.
Inspect properties to ensure compliance with standards andprocedures.
Manage the tenant move-in/move-outprocess.
Management:
Employ or contract on-site management and engineeringpersonnel.
Manage the development of the Quality Tenant Serviceprogram.
Supervise employeesin accordance withcompany policies and applicablelaws.
Miscellaneous:
Perform any other duties or tasksassigned.
WHAT YOU BRING TO THE TABLE
The AGM should possess strong communication skills, both written and verbal, as well as organizational skills.They should be capable of providing constructive solutions and working effectively in a team or independent setting.Proficiencyin Microsoft Office and client focus are important skills to have.RealEstate License isrequiredwithin six (6) months of starting your position and must bemaintainedthroughout your employment with JLL. In addition, the following isrequired:
Education/Training:
Bachelor's degree
Years of relevant experience:
Minimum of seven (7) years of commercial real estate or property management experience
Minimum of three (3) to four (4) years of experience managing a team of three (3) or more people
Communication Skills:
Ability to read, analyze, and interpret legal documents, business periodicals, professional journals, technical procedures, or governmentregulations.
Ability to effectively present information and respond to questions from variousstakeholders.
Mathematical Skills:
Ability to perform calculations related to discounts, interest, commission, prorations, percentages, rent, and financialstatements.
Possesses financial and accountingacumen.
Reasoning Ability:
Strong problem-solving skills
Ability to define problems, collect data,establishfacts, and draw validconclusions.
Capability to work with limited standardization and interpret instructionseffectively.
Strategic thinking and implementation orientation
Other Skills and Abilities:
Proficient in Microsoft Office and other required software programs
Familiarity with various budget applications
Ability to travel within the localregion.
Self-starting and multitasking capabilities
Ability to provide constructive and value-addsolutions.
Works effectively both independently and as part of ateam.
Client-focused approach
Preferred Skills and Others:
LEED AP/Accreditationis preferred.
