The Assistant Community Manager is a cooperative team leader that assists the Community Manager in all aspects of property management, including leasing, rent collection, collaborating with vendors and maintenance coordination. The Assistant Manager works with the Community Manager in exercising cost control, completing financial tasks and reporting, community marketing and resident relations, and training other team members.

- Onsite Property Positions: In addition to the base salary, may be eligible for a monthly and/or quarterly bonus based on the community’s client-approved budget.

Primary Responsibilities:
- Support the Community Manager in deploying operational initiatives, including training team members, prospect management, marketing and social reputation management, and vendor and maintenance coordination.
- Own and manage all steps of the resident lifecycle, including leasing, move-ins and move-outs, renewals and collections.
- Expertly communicate with the Community Manager regarding common business management, concerns, strategies, and capital requests.
- Collaborates with site team members, Company leaders, and support team members to anticipate changes in the market and make appropriate strategic adjustments.
- Support operational initiatives by taking ownership, supporting change, and ensuring the proper adoption of revised practices and operational initiatives.
- Resolve escalated resident concerns and masterfully create positive experiences.
- Contribute to the financial performance of the property, including budgeting, forecasting, collection of rents and improving net operating income.
- Ensure rental rates and leasing strategies are proactively and competitively adjusted to position communities for positive financial success.
- Conduct routine property inspections to identify maintenance and safety issues and ensure that the property is kept in good condition.
- Maintain a thorough understanding of the property’s competitive environment by completing in-person shops and Company market surveys.
- Consistent and disciplined production of timely and accurate preparation of various weekly, monthly, quarterly, and annual reporting.
- Plan and execute resident and prospect events and activities.
- Manage resident and vendor accounts requiring administrative action, such as lease expiration dates, delinquent accounts, collections, and evictions.
- Participate in Company training, including Fair Housing, safety, non-discrimination, and harassment prevention.
- Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
- Generate and enforce lease documents and Community Policies.
- Follow all safety procedures as outlined in the Employee Handbook, SOPs, and safety labels on all equipment.
- Maintain a high level of professionalism and represent the Company in a positive manner.
Attributes of a Strong Candidate:
- Bachelor’s degree preferred.
- Spanish speaking strongly preferred.
- Two years of multi-family industry experience.
- Proven experience in a leadership position managing both people and a portfolio of properties.
- Knowledge of industry technology solutions, including ResMan, Paylocity, BlueMoon and Western Reporting helpful, but not required.
- Thorough knowledge of the operations of a residential community including adherence to budget standards.
- Ability to balance daily operations with the management of prospects, residents, vendors and team members.
- Proficiency in using Excel, Microsoft Word, PowerPoint, Internet, Outlook, Microsoft Teams, and Microsoft SharePoint.
- Ability to effectively communicate and collaborate with administrative and maintenance site team members, residents, vendors, and cross functional teams regarding property operations or personnel issues to ensure smooth property operation.
- Qualified and skilled to analyze financial performance relative to budget and historical levels to make certain targets are achieved.
- Experienced as a strong team leader, with the ability to work across functional groups in a team environment and assist with training and development of property team.
- Consistently proactive and able to prioritize workload, manage challenging situations and meet deadlines.
- Knowledgeable in standard residential lease provisions, Fair Housing guidelines, and other Idaho tenant-landlord laws.
