Embrace Living Communities has an opening for an Assistant Manager at Orchard Place of Englewood, 6333 S Sangamon St, Chicago, IL 60621. The Assistant Property Manager is responsible for assisting with day-to-day operations and implementation of the policies and procedures set forth in the Housing Community Operations Manual. Supports the Embrace Living Communities wellness culture that encourages active aging and “living well.”
DUTIES AND RESPONSIBILITIES:
- Creates a respectful living environment for seniors and physically challenged individuals that is aligned with the mission, vision, and values of the organization. Works collaboratively with assigned housing community employees to promote harmonious relations among residents, employees, families, and partners.
- Assists in the resolutions of residents’ concerns, problems and issues as needed and implements building rules.
- Sends applications to prospects, tracks applications sent to prospects for completion, and inputs complete applications on the wait list.
- Serves as leasing agent for vacant units including, processes applications, conducts interviews, shows property and obtains move-in certification documentation.
- Enters service requests and issues them to maintenance. Receives completed service requests from maintenance and closes them out in the facilities system.
- Answers incoming phone calls: greet and monitor visitors of the management/rental office, issues parking permits and collects, records and deposits rent payments.
- Prepares monthly newsletter and maintains monthly calendar.
- Performs various routine office functions such as: files maintenance, supplies inventory ordering, equipment upkeep, etc.
- Reviews invoices for accuracy, and codes and submits them to the manager for approval.
- Performs all other duties as assigned.
QUALIFICATIONS:

- Education and/or Experience – Associate Degree (A.A.) from an accredited college or university and 3 years related affordable housing experience preferred; or equivalent combination of education and experience. Requires knowledge of fair housing regulations.
- Language Skills – Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from residents, regulatory agencies, or members of the community. Ability to effectively present information to management, public groups, and/or board of directors. Ability to interact clearly and effectively, in both written and oral communication, with supervisor, clients, staff, vendors, etc.
- Mathematical Skills – Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Computer Skills – To perform this job successfully, an individual should be proficient in personal computer skills including electronic mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc. This role requires an above-average knowledge of Microsoft Office.
- Other Qualifications – Obtain the COS certification and TCS certification (where applicable). Obtain a Leasing Agent (IL) or Broker (FL) license for LIHTC and/or managed communities.

PHYSICAL DEMANDS:
While performing the duties of this job, the individual must be able to remain in a stationary position for 90 percent of the time while operating their computer and performing office work. The individual needs to occasionally move about inside the office. They constantly operate a computer and other office productivity machinery, such as a calculator, copy machine, fax machine, and computer printer. They must be able to exchange accurate information with customers and others in the office while interacting. The employee must regularly move up to 15 pounds and occasionally up to 25 pounds.
WORK ENVIRONMENT:
While performing the duties of this job, the individual generally works in a controlled climate; is occasionally exposed to wet and/or humid conditions. The noise level in the work environment is usually quiet
