Assistant Project Manager

3i is looking for a dedicated and efficient Construction Assistant Project Manager to join our team. Someone who will take ownership of the roles and responsibilities of this position. The Assistant Project Manager under the supervision of a Project Manager will help manage the overall project direction, completion and financial outcome and administers both the owner and subcontractor relationships for assigned projects.
Job Duties and Responsibilities
- Understand Scope requirements and can answer pointed questions
- Review of Subcontractor monthly payment applications
- Coordinate punch list items and procedures
- Perform quality control inspections
- Lead project meetings, as directed by Project Manager and record meeting minutes
- Complete project close-out
- Review plans and other technical documents
- Perform bid analysis, constructability reviews and permit processing
- Receive, review, forward and track status of submittals
- Track Contracts & Purchase Orders
- Review and Respond to RFIs
- Manage the project permit process
- Assist in preparations of bid packages and procurement
- Assist in Project Schedule presentations
- Set up coordination meetings with subcontractors
- Create and update Vendor and Subcontractor Contact Log
- Price and create Proposed Change Orders Change management systems, including soliciting, receiving, reviewing, and preparing quotations and change orders
- Track and inspect material deliveries
- Assists with reports regarding financial performance of the project
- Assist in preparation of monthly owner project status reports, as required
- Attend Weekly OAC Meetings
- Write and distribute descriptions for PO’s and Subcontract Requests.
- Assist project manager with assigned tasks.

- Procore Knowledge and Experience
- Read and Interpret Plans and Specs
- Bluebeam Experience
- Microsoft Office Suite Experience
- Presentation Skills
- Understand Construction Law
- 4-6 years of relevant construction experience
- Bachelor’s degree in construction management, Engineering, or a related field
- Proven ability to manage multiple projects/activities in a dynamic, fast-paced environment.
- Superior communication skills
- Has a strong attention to detail, problem-solving skills and ability to meet deadlines
- Strong interpersonal skills and ability to work with and manage cross-functional teams.
