Responsibilities:
- Property Manager is responsible for the overall financial performance of the community including maximizing income while controlling operating expenses
- Creating annual budgets and carry out the management business plan along with the Regional Manager
- Reporting on monthly budget variances, while providing revenue generating solutions or expense savings strategies to achieve financial goals
- Adhering to all Panco Management policies and procedures, including but not limited to: rental collections, resident accounting, timely invoice processing and coding, placing inventory orders and invoices, timely turns and work order response rates
- Responsible for the overall success of the maintenance department including ensuring all units are ready for scheduled move-ins
- Completing tenant application reviews and ensuring all required documentation has been collected in compliance with leasing processes
- Reviewing pricing daily for the community and staying up to date with competitor property performance, pricing and promotions
- Building and maintaining a successful team through required trainings and team-building events
- Responsible for employee relations, including but not limited to hiring for open positions, following new hire procedures, performing employee reviews, coaching and mentoring, following standardized counseling procedures, and being compliant with termination practices
- Overseeing & managing monthly commission submissions and submitting bi-weekly payroll
- Reviewing and gaining approval for all aspects of capital projects including timelines, contractor/vendor meetings, and updates on projects through completion
- Providing resolution to resident issues
- Performing property tours for prospective residents as needed
- Assisting in Marketing efforts for all social media accounts
- Scheduling, organizing and hosting resident events
- Ensuring overall upkeep of the property including apartment units and common areas
- Making sure all safety inspections and permits are up to date and saved accordingly
Requirement:
- Property Manager must have 1-3 years in property management experience and managing a team is required
- Strong working knowledge of multi-family financial processes/analysis
- Thorough understanding of budgeting and the ability to create, read, analyze and interpret financial statements and spreadsheets
- Demonstrate proficiency in working with Microsoft Office Suite to include Outlook, Excel, software/database, and several social media platforms
- RealPage experience preferred
- Proven track record in team building and effective performance management techniques
- Understanding of apartment Revenue Management concepts and solutions
- Strong analytical and reasoning skills with the ability to define problems, collect data, establish facts and draw valid conclusions
- Ability to operate independently and with a team to plan, manage and execute in all areas of property management
- Knowledge of relevant local, state and federal legislation and regulations
- Superior customer service and communication skills, both verbal and written
- Valid Driver's License is required
