Job Summary:
JOB SUMMARY
This Associate Architect Project Manager job entails assisting with and managing design and construction activities for capital projects using set goals and expectations that are provided by VUMC and governing bodies and authorities having jurisdiction over VUMC projects. This position must understand the nature of the project, understand the complete development cost for the project, and keep all parties informed as well as seek direction from appropriate sources. The Associate Architect Project Manager is responsible for continual development of the relationship between Planning, Design and Construction and its' customers as well as leadership, management, and controls of all aspects of the customer's design and construction program including cost, scope, quality and overall schedule.
The Associate Architect Project Manager’s primary responsibilities are to fully manage smaller projects and to partner with Architect Project Managers on complex projects and to maintain the project scope and budget approved by the Vanderbilt University Medical Center (VUMC).

KEY RESPONSIBILITIES
+ Evaluate and assist with planning options for space use
+ Participate in site evaluations for specified purposes, i.e. wet lab, clinic space, office space
+ Assists Architect Project Managers in the development of program for space needs with users/clients
+ Assist with maintaining communications with the VUMC community regarding project scope, budget and schedules
+ Maintenance of written documentation of key decisions project schedules, budgets and meeting minutes
+ Review of architect and engineering contracts
+ Review of Construction Contracts
+ Coordination of user meetings to review design
+ Assist with review project with Codes and State Health officials with consultants
+ Assist with the coordination between User and Information Technology regarding the installation of cabling, computers and telephones in the project
+ Perform/participate in material and products/equipment evaluations and comparisons
+ Review of pay requests
+ Administers and coordinates owner input during pricing and construction phase with Contractors or Construction Managers
+ Clarification of VUMC expectations on project during pricing phase
+ Review and evaluate construction changes to scope and budget during the construction phase
+ Receipt of equipment service and maintenance manuals and project warranties
+ Coordinate State Health Inspections and submittals
+ Assist in selection and coordination of furniture selections for user
+ Confirm existing conditions on projects
+ Review of final documents for appropriateness to VUMC expectations
+ Review of job for final completion and acceptance
+ Develop and implement signage package
+ Close out projects
