TSINY is looking for Assistant Director of Facilities Operations for our Residential Maintenance program located in Whitestone (Queens County), NY. Position may require travel to sites in Queens, Brooklyn, Manhattan and the Bronx.
Salary: $65,000 annually, $35.71/hr., Full-Time

Position Summary
Responsible for performing highly diversified duties to install, troubleshoot, repair and maintain production and facility equipment according to safety, predictive and productive maintenance systems and processes to support the achievement of the site’s business goals and objectives.
Essential Functions
- Review attendance book.
- Delegate work orders to maintenance personnel.
- Review new work orders.
- Order supplies as necessary and have it approved by supervisor.
- Supervise/assist with tasks at various work sites.
- Distribute supplies to various components for the weekend.
- Prepare order forms for cleaning materials.
- Strip/wax floors.
- Clean and maintain agency vehicles.
- Conduct staff meetings as indicated.
- Meet with Director, Facilities Management to present completed work orders and review any outstanding issues.
- Complete bi-weekly time sheets and pick up payroll.
- Prepare employee evaluations.
- Take vehicles in for repairs, if necessary.
- Drive residents/staff to various appointments.
- Check and conduct minor repairs for boilers, plumbing and heating system.
- Prepare rooms for new residents.
- Repair minor electrical problems.
- Conduct repairs on windows, doors, sinks, etc., not requiring independent contractors.
- Shovel snow, if needed.
- Mow lawn, maintain garden and trim bushes when needed.
- Plaster/paint.
- General renovation of dining areas, staff offices and client recreation areas.
- Prompt staff to keep current with personnel policies.
- Interview candidates for maintenance positions.
- Be able to sit or stand as needed, with or without reasonable accommodation.
- May require walking, primarily on a level surface, for short periods throughout the day, with or without reasonable accommodation.
- Be able to reach above shoulder heights, below the waist or lift as required to file documents or store materials throughout the workday, with or without reasonable accommodation.
- Driver’s license required.
- During a declared disaster, assume and adhere to assigned Job Action role(s) consistent with Disaster Preparedness Plan.
- Perform other related duties as required.
Experience/Education/Skills/Abilities
High School diploma and relevant experience preferred. Ability to lift a minimum of 50 lbs. One year of supervisory experience. Knowledge of basic plumbing, electrical and repair of other building systems. Current valid New York State Driver's License and a safe driving history. Computer literacy a plus.
